The foundation is stone, which keeps the entire building cool in the
summer months.The roof sheathing is tongue in groove douglas fir. On top of that is layer of cedar shake shingles which are then covered with "lifetime" Vermont slate.

Installed concrete basement floor with French drain system to sump pump, 3 new Carrier furnaces with AC coils in place.
To complete HVAC system needs to run copper lines to outside compressor.

All of the plumbing to the bathrooms and kitchens were updated

Exterior work: All porches: tear off asphalt shingles and replace.
Replace all exterior doors.

Paint facade. Install special order vinyl (historic yellow) siding, sides & back of entire building

Since furnaces are all direct vent, removed all four chimneys down to the roof line, and closed up openings with sheathing & new slate (thicker gauge & dark color). Installed a new snow slide above (backyard) "courtyard" and a dry well at base of "courtyard" (channel water for Spring thaw / "mud season")
2020
Comalli Electric replaced all 20 smoke - C02 alarms
Ran check (replaced all the batteries) of the hard wired duel sensor system again in May 2023

Passed City of Pittsfield 5 year inspection
Over the years the owner has resided in all of the apartments, so the renovations have been well done, and on-going since purchase. The (irreplaceable) douglas fir floors
have all been sanded & refinished. All wall surfaces & trim have been painted multiple times and inside all of the apartments the appliances have been replaced, including good quality washers and dryers

    "I grew up and was raised here in Pittsfield mass and I know most of the neighborhoods well. people are fairly friendly and most do clean up after their animals. the neighborhood is very convient w transportation and shopping stores gas stations and restaurants. it is a highly populated area and for those who drink,there are plenty of liquor stores. the hospital is very close to this area as well."

There is plenty of shopping near by, I can walk to see a show at Barrington stage, or a movie at the Beacon cinema. The Colonial Theater is a ten minute walk from my apartment. There is a grocery store within two minutes driving. "
