c. Any eviction history may result in denial, especially if a balance is owed.
Pets are subject to property owner approval. Support or service animals are not considered pets; appropriate documentation is required.
Smoking policies are determined by the property owner.
Income Requirement: Verifiable income of at least three times the monthly rent. Roommates may combine income to qualify.
Employment: Minimum of six months with current employer, or a stable employment history if newly employed.
Applicants must have an established rental history with no NSF checks or late fees.
a. Exceptions may be considered for first-time renters or those transitioning from homeownership.
b. A co-signer may be required in some cases.
For roommate applications, denial of one applicant results in denial of all applicants. Occupancy limits apply.
Applicants will be notified of acceptance or denial via email.
All applicants 18 years or older must submit a separate online application.
Application Fee: $50 per applicant.
Upon lease approval, a security deposit in the amount stated in the marketing ad is required.

Additional fees may apply, including:
a. Late fee of 10% of rent after the 5th of the month
b. $75 NSF fee for returned payments
c. $300 re-letting fee for early lease termination
A $200 Tenant Initiation Fee is due at the time the security deposit is submitted.

    "Dogs are loved here, and there is a great park up the main exit towards the end of the golf courses that is called Green Spring Park with large grass and pickleball etc, but it is shaped like a bowl with rock sides so it works to contain dogs so they can run and it’s like a dog park in addition to the actual dog park in Washington…we love dogs!"
