First and Foremost: YOU MUST TAKE CARE OF THE HOUSE AS IF IT WERE YOUR OWN. This means if there is snow in the driveway, you must shovel it. If something is broken, you should let me know immediately. If a tree branch goes down in the yard, it is on you to get it removed.

Lease Duration: 12-month lease preferred, with an option to renew upon agreement.

Rent & Fees: Security deposit equivalent to one month's rent is required upfront, along with the first month's rent. Late payments may incur a fee after a 5-day grace period.

Utilities: Tenants are responsible for all utilities, including water, gas, and electricity.

Pets: Dogs are welcome, but a pet deposit is required. Breed and size restrictions apply; please inquire for details.

Smoking Policy: This is a non-smoking property. Smoking inside the home is strictly prohibited.

Maintenance: Routine maintenance is covered by the landlord, but tenants are responsible for general upkeep.
