Description

Are you looking for a property close to GM, Lutheran, I69/469, entertainment, and other attractions? Are you looking for a country location with some of the conveniences of town? Are you looking for a diamond in the rough, with good bones, and even better location? Are you looking for almost 8 acres, with a house and barn? Are you looking for an amazing building site, with a house to live in while you build your dream home? Are you looking for land in Southwest Allen County schools? Come check this great property at the north edge of Zanesville, with a Yoder address, in SWACS! This property should provide you with your pick of these ideas. This home was built in the 50s, raised a great family, provided a home to the same owner since then, and has been a great place to have horses, other livestock, go-cart/ATV tracks, and many other memory-making activities. Room for a pond, a dream house, and either sell or rent out the original home. The possibilities are many. The current home needs some cosmetic updating, but has wonderful bones. One of the most beneficial things is the fact that it hooks to PUBLIC sewer. No worries about the septic system on this country property. Natural gas and well water. Part of the acreage is in the CRP. Seller will work with the buyer to either take out of the program or transfer the $800/yr to the new owner. The roof, heating/cooling, and other mechanicals, are all in working order, but old(er). Inspections are welcomed, but home is sold AS-IS. It appears that the property could be split with an acre or two with the original house, and the remainder with a new home. However, buyer and buyer's agent should verify this information. There is a small barn with a concrete floor. It would be a convenient place for a variety of projects or could once again have a few stalls for animals. All room sizes and overall living space are approximate. Great property with great location.
This property is off market, which means it's not currently listed for sale or rent on Trulia. This may be different from what's available on other websites or public sources.

"Retired - don’t commute. SW side of Fort Wayne is 15 minutes away and downtown Fort Wayne is 35 minutes away."
  • Emo S.
"There is always something going on that is family friendly. Street markets, festivals, etc. At the start of fall there is a fall festival with food, a tractor pull, and music. we just moved here so I’m not real sure of everything they have but so far what I’ve seen it’s really nice and family oriented. "
  • Amanda
"Con: Some people let their dogs use the bathroom in others yards and don’t clean it up. Pro: it is very dog friendly. And all dogs are kept on leashes. "
  • Sebastian A. Reeves

  • Deana W.
"Southwest Allen County Schools have great, safe schools. Excellent rating from state but overall higher standards than country average. Highly recommend this area to raise a family. Great parks and trails. People are welcoming and neighborhoods are well kept. "

"I grew up in Indianapolis, IN so I was used to sirens all the time and constant noises and hearing about shootings. But when I moved to Roanoke, Indiana it was absolutely silent. It would keep me up at night because I would expect it to be noisy! This little town is awesome, being right in between Huntington and Fort Wayne, both 15 minute drives. There is a grocery store in Roanoke called "Hoosier Foods" but there is a Kroger 15 minutes away in Fort Wayne and a Walmart 15 minutes away in Huntingon. There are 2 gas stations, my personal favorite being the Lassus Handy Dandy. There is a reasonable amount of restaurants too! There is a nice park, tennis court, basketball court, baseball diamond, and soccer field with roads leading right to them! Also, a main attraction at the park is the creek!! There are sidewalks all over the place. I absolutely love Roanoke and I think anyone looking for a nice home to stay for awhile should come here. It's quiet, peaceful, clean, convenient, and safe."
