Description

A HOME OF YOUR VERY OWN! Available on 09/15/2022. A private, clean, & comfortable single bedroom apartment(1st floor, below the attic with nobody above you ;-) ). The The apartment is perfectly located near Elmwood Avenue & Amherst Street in Buffalo NY. The space is best set up for 1, or with a 2 person maximum. No exceptions. The property is just under a mile from the #198 Expressway and less than a half mile to neighboring supermarkets Wegmans & Tops. Chandlerville, a new and burgeoning area of the city with bars and restaurants and plenty of entertainment is just one block away. NICK'S Diner, voted 3rd best diner in the city, a neighborhood staple, is just a block from your front door. Ashker's Juicery/Cafe' is another new addition right around the corner. Several other new dining and entertainment venues are within walking distance at the end of the street including Buffalo's best spot for LIVE MUSIC at the SPORTSMEN'S TAVERN. The Dapper Goose is a short walk down the street and new and improved Casey's Black Rock Tavern is now open with plenty to offer as well.

This spacious apartment includes a HUGE KITCHEN with new flooring & a BRAND NEW CEILING FAN/LIGHT. A newer FRIDGE & STOVE are provided as well. BEAUTIFUL, CLASSIC FRENCH DOORS lead to an OVERSIZED LIVING ROOM. This large area of the apartment has new wall to wall carpeting and new window blinds. The living room is big enough for watching TV & a small work area. The bathroom has been upgraded too, including a brand new tub surround and handheld shower head. Additionally, there's newer flooring and freshly painted walls & ceiling. The sink and vanity includes dressing room-like lighting above, with a brand new mirror. There is ample storage space in the bathroom as well. The bedroom is a longer, rectangular space. It was just painted and has new wall to wall carpeting. It also includes a nice sized walk-in closet for storage. A queen size bed fits easily in this rectangular shaped area. A nice sunroom greets you as you enter your very own PRIVATE entrance to the apartment. NO PETS/NO SMOKING/NO EXCEPTIONS

HIGHLIGHTS: The apartment includes YOUR VERY OWN WASHER & GAS DRYER(no coins needed). The entranceway is well lit with motion lights from the front of the house to the rear of the dwelling. Your entrance has two separate doors to unlock before entering. The entire property is VERY WELL MAINTAINED by the landlord of 32 years. I live in the front apartment and pride myself on meticulous lawn care, snow removal and most importantly, accountability. The backyard is fenced in and all yours to enjoy. An infrared propane grill is available for outdoor cooking at all times. I am home most of the time to address your every need. My goal is to find a responsible, respectful, and reliable tenant who enjoys the privacy and comfort of living in their own, private space. Along with that you will have a landlord committed to having your stay remain both comfortable and enjoyable. A partnership of sorts. WATER & USER FEES are included in the rent, and the landlord(ME) rolls the totes to and from the curb each and every Friday for pickup. UTILITIES(gas/electric/internet) are the responsibility of the tenant. Parking is on the street and fortunately there are always available spots. Upgrades to the space are continuous and onging. Interviews and Showings will be held in the coming weeks and in order of completed applications on this and other postings. After carefully reading the description of the available space, only serious applicants need apply. Thank you.

WATER, & TRASH are included in months rent. UTILITIES(GAS/ELECTRIC/INTERNET) are the tenants responsibility and paid for in their name. You have your very own WASHER & GAS DRYER(no coins needed).

"I lived in Riverside from ages 5 until 17 and there are a lot of kids to grow up with. it has its good and it's bad it can be dangerous but it also is a place that has a sense of community. I would recommend it to anybody. it has nice parks. good neighbors and it's always cool. because of the river. The schools aren't bad and it helps kids grow into adults that are street smart and book smart."
  • Trulia User

"Ive lived in black rock my whole life and ive seen it go from leaving your doors open to run to the store and nothing was touched to having your house on complete lock down. The parking is a joke. Unless you have a driveway good luck finding a spot. Germain has calmed down some but i wouldnt buy a house here."
  • Caryn J.
"Neighborhood as all neighborhoods has some bad and good. Will always choose Blackrock area to live. Been here all my life in Buffalo. And has spent the last 23 years in Blackrock. Wegmans and Tops are very close by. Amherst Street is pulling more little businesses. Not a bad place to live. "
  • Pamela
"I lived in my neighborhood for 10 years. I think the neighborhood is over populated though. But I like my home just wouldn't buy a home in this area."
  • Rebecca F.
"Neighbors are friendly and care about the community by keeping it clean and tidy. Plus if you need help then they’re always willing to give you a hand."
  • sandrawg
"A Historical neighborhood primarily populated with owner occupied and community involved citizens. Close to bike paths, parks, historical interests. Amherst Street/Elmwood district. "
