Up in the mountains only an hour west of Denver lies the gorgeous community of Harris Park, with all of the local amenities needed for summer RVing and camping. All properties, including this one, have county-maintained road access and power nearby.

There is NO homeowners association. The property falls under the rules of Park County. However, the Harris Park Metropolitan District (https://harrisparkmetrodistrict.com/) provides services for the community:
There is a free community well located at the Community Center.
The community includes one year-round restroom and four seasonal restrooms accessible by property owners.
The community contains two lakes and one pond which are stocked annually and make for great fishing (property owners only). The pond is also used for ice skating in the winter.
There is also a horse corral for use by property owners which can hold up to six horses at a time. Once your acreage gets up to about half an acre or greater, Park County allows for horses and livestock on your own property. Please read the Land Use Regulations (linked below) for details.
The elevation of the community is approximately 8,850 feet, making for great weather all summer long, with highs in the 70s (see weather graph in photos). Highs in the winter are in the 30s.
Per the Park County Building Ordinance (see the 2012 International Residential Code), there is no defined minimum square footage necessary for a single family residence, but typically 138+ square feet are needed to meet the code. Manufactured homes are allowed, provided they meet the code too. And of course you can build bigger if you’d like! Water and sewer would be by well (or cistern, for part-time use) and septic, and appropriate setbacks apply.

Camping, RVs, and THOWs are allowed on the property up to 104 days per year. 14 days are allowed without a permit, and an additional 90 days are allowed with a permit. Staunton State Park (https://cpw.state.co.us/placestogo/parks/staunton) is under 30 minutes away, with 3,828 acres and tons of trails and hikes. Lost Creek Wilderness is also less than half an hour from the property, and it contains 119,790 acres and a network of 136 miles of trails!
The mountain town of Bailey contains all of your necessary amenities, with a post office, stores, restaurants, churches, hotels, and police and fire stations. Bailey is only about 15 minutes from the property.
A drive an hour west of the property brings you to Fairplay, Colorado, where you’ll find another growing town with other amenities including a bank, a grocery store, two gas stations, and several convenience stores. Fairplay is also the county seat of Park County. The property is also only 90 minutes away from world-class skiing at Breckenridge.
