20 acres of ag exempt, unrestricted land in the community of Cedar Lane in Matagorda County is for sale. It has electricity and a well. About 2 miles off FM 457 Sergeant Joe Parks Highway, on the way to the popular beach community of Sargent, sits a quiet respite from the rat race of life.
I used the land exclusively for hunting, but the opportunity to build does exist on about 1.5 acres of dry land, currently a food plot, which did not flood during Hurricane Harvey. County Road 154 will flood on occasion, but recedes quickly. The mornings are peaceful, and always has a gentle breeze swaying the Spanish moss in the trees. Cell reception is good, and you are 15 miles from the HEB in Bay City, 67 miles from the Natural Science Museum in downtown Houston, and 23 miles to Lake Jackson Rec Center.
The land features 2 ponds, each about an acre, a fenced food plot, a Fort/Deer blind, mature live oaks, pecans and elms. It borders a 500 acre ranch that only bow hunts on the north and west, a hay meadow on the south, and the back pasture of a residential house on the east. The fence line on the south and east has been left un-mowed about 50 yards off the fence to create "edge habitat"--popular for wildlife.
The wildlife is abundant. For a small acreage, the deer use the property as a corridor between large sets of woods, as you can see from the aerial overview. Managing for a Boone and Crockett buck may be unreasonable, but taking a mature 4.5-5.5 year old is certainly can and has been done. The pig hunting can be excellent and we have taken many over bait. We have killed squirrel, dove, many limits of duck, and for the first time in my life I jumped a woodcock this year. The local TPWD biologist will also give one alligator tag every three years if interested and we do get them often.
