Description

HUD Foreclosure As Is Value: $65,000. REDUCED! Asking bid price:$32,500. 2 bedrooms, 2 bathrooms. 1,176 +/- sq. ft. Built 1985. Property status: Available to owner occupant. Bids may be made through a HUD approved broker. (Landmark Properties is a HUD approved broker). Please call Jim Wheeler at 228-435-4255 for the property condition information report. How do I buy a HUD home? Answer: Your real estate agent with Landmark Properties must submit your bid for you. Normally, HUD Homes are sold in an "Offer Period." At the end of the Offer Period, all offers are opened and, basically, the highest reasonable bid is accepted. If the home isn't sold in the initial Offer Period, you can submit a bid until the home is sold. Bids can be submitted any day of the week, including weekends and holidays. They will be opened the next business day. If your bid is acceptable to HUD, your real estate agent will be notified, usually within 48 hours. If my bid is accepted, then what happens? Answer: Your Landmark Properties real estate agent will help you through the paperwork process. You'll be given a settlement date, normally within 30-60 days, by which you need to arrange financing and close the sale, or forfeit your earnest money deposit, or pay for an extension of your sales contract. We have an excellent booklet to help you understand the settlement process: "Buying Your Home - Settlement Costs and Helpful Information When you buy a HUD Home, the selling agent's commission will be paid by HUD but only if you make this a condition of your offer. HUD always pays the listing agents commission. How can I get a loan to buy a HUD Home? Answer: HUD doesn't make loans directly. But they do have a number of mortgage insurance programs that could help you buy a home. You can read about those programs here. Then contact a HUD approved lender, who will take you through the steps and actually make the loan. Can I buy a HUD Home as an investment? Answer: Most HUD Homes are init

"Like living here. It’s a great space for dog owners and cat owners as well. I have several cats and dogs and they love it here"
  • Tmozader
"Don’t let your kids go out at night. People don’t know how to drive and they might hit someone. Also be careful who you talk to because they are kinda crazy out here"
  • Mo

"children are bad, lil criminals. they break into homes, vehicles... steal, destroy. not a high end neighborhood"
  • Vwilli4596
"My neighborhood is quiet..just the way we like it! The people are friendly and my neighbors are the greatest!"
  • Charles S.
"Saucier has always been my home when I have been in Mississippi. people are very friendly and helpful and always a neighborly atmosphere."
  • Southern B. C.
"The area in and around Saucier has been blighted by trash and litter. Unfortunately, such natural beauty has succombed to people who apparently want to keep their home and car interiors spotless because they seem to throw their trash into the nearby ditch or out of the car window! I lived there for three years until recently and tried to collect litter daily but it was fruitless. It just keeps coming back. Litter information needs to be taught in the schools and then perhaps the children can educate the parents. It is such a shame that there is so much disregard for the environment. Our ancestors would be so ashamed to see what has been done. It was so stressful for me, I had to move away from it. Drive down highway 53 towards Saucier Lizana Rd and then turn North for starters. Turn East onto West Wortham towards Old Highway 49 for a continuation of your tour. By the time you are done on just this short route, you will be as appalled as me, guaranteed. Take this all into consideration, if you can handle it, maybe you can be the ones to make a difference. Good luck. "

"Nearby schools: St. Patrick High School, William Carey College- Both 10 minutes from central Saucier off SR67. Nearby restaurants: Juan Tequilas' Mexican restaurant, Subway Sandwich Shop, Raffeo's fish house. Shopping: Country conveniece store, Dollar General, Family dollar."
  • ccboggs
"Diberville schools are excellent. Area has grown. Restaurants, Retail stores, and city buildings all newer. Friendly community."
  • Southern B. C.
"Could be lovely, if ignorant people did not throw their trash everywhere along the road. Take a drive down West Wortham where this home is located. You will be sick on your way there when you see it. Such a shame and there are so many beautiful wooded areas and lakes. People don't appreciate what they have. If cleaned up and kept that way, houses would sell faster I am sure. Who wants to see this on their way home everyday?"
  • Dedeaux89
"My grandparents built this house and I lived in it all my life. The neighborhood quickly filled will very poverty stricken druggies and drunks. I love my memories there but this particular neighborhood is unsafe and filled with low life scum. Drive around the circle and see for yourself. The road Bonvillain was named because my grandparents and Mr. Hudson were the first to purchase the land, and it has gone completely down hill the last decade."
  • Skiboat1963
"Desoto National Forrest Lake Airey all great locations good people out there"
