property, any violations or neglect of contractual agreements.)
stable employment (Primary source of income is from employment that has been held for at least 6 months,
unless it can be demonstrated that change of job is due to relocation or promotion.)
criminal activity (Any criminal activity will be grounds for denial of tenancy.)
Any of the above criteria may be waived at the discretion of the owner/agent. If you feel you have special circumstances pertaining to your application, please inform the owner/agent in writing, in the space below. Owner/agent may ask for more clarification verbally.
An effort will be made to determine eligibility, based on this application, prior to submitting your information for a credit/background screening. If your application appears not to meet the above criteria, or another tenant has been selected for the rental unit, the credit/background screening will not be performed and your fee will be returned to you.
The background check will include information on your employment, credit (this includes FICO score, current debt, collections, child support, bankruptcies, delinquency rate, inquiries, debt to income ratio, and income), any criminal activity, rental history, and tenancy rating.
