This home does NOTt accept Section 8 or Vouchers. Payment is made through an ACH bank account system so you MUST HAVE A BANK ACCOUNT to qualify.

NO evictions (UD) or similar, NO Sexual Offenders (Registry or otherwise), NO violent criminals, and NO collections against you. Don't ask!

The credit score minimum is 630 for the applicant and minimum combined monthly income is $7k (before taxes) for the home. The lease duration is to 3/31/2027 and is usually on-going! Any exceptions are made in writing by the owner.

I want to be open about all money that new tenants spend. All applicants must put in a Zillow application, and there is a cost (see below). There is also a pet deposit: $300 for the 1st pet, and $250 for the 2nd pet, with a 2 pet Maximum (or written owner permission). There is NO MONTHLY PET RENT; pets are expected to have renter's insurance for damage. The deposit is refundable if there is no damage to the property and it is left CLEAN. And YES! Full refunds have been given back before!

There is an estimated water/sewer/trash/recycling bill every 2 months dependent on your water & trash usage, on THEIR schedule. This water bill will be paid to the owner (pays now) by tenants immediately when signing the lease, in advance of the bill, and will be estimated initially (but based on actual bill within the 1st year)Water/sewer/trash & recycling are set by date (no choice) and paid by the Owner of the home at 2+ months behind or more. Tenants pay every 3rd/4th month, and always get their bill to view in advance. The estimated money is made up by the owner as soon as possible!

Two bills (Xcel & City of St. Cloud (water, sewer, trash & recycling)) take care of all the utility payments for the property! All utility bills are paid by the tenants. Tenants must sign up for Xcel (gas/electric) immediately upon signing the lease. Xcel payments follow your usage and is administrated by Xcel. So does the St. Cloud bill, but goes through owner.

Tenants are responsible for shoveling and lawn mowing, same as 'home' living.

Description:

The property is older, and has many wooden features inside. There is an extra grassy lot for leg stretching and animal exercise (backyard). Of course, the 2 car garage with automatic opener and driveway for parking is included, and opens up from a single to a 2 car driveway at the garage. There is a front cement "patio" area for people watching, however the back door with patio is used most often to come in. The bunnies out in the backyard are part of the ambiance!

The kitchen has a large farm sink and tons of countertop space and cabinets. You will not be disappointed! Most appliances are newer, and the kitchen overlooks the backyard. A dishwasher is included for as long as it works!

Just off of the kitchen is another full bath on the 1st floor, back door to the garage & backyard (used the most), door to the basement, a laundry room on first floor (with included washer, and dryer, plus utility sink) and another stairway (to the second floor). Sounds like a lot, but it's not!

There is a very large library/family room/dining room. There is a gas fireplace/stove at one end. It is quite large with a wooden floor.

The library leads to the beamed ceiling, large living room (new carpeting), front formal staircase, front door, and large windows. The living room has new carpeting that is almost too thick! So cool!

The second floor holds 3 bedrooms with closets, all larger but varying sizes including a master bedroom, PLUS a business office (no closet, etc.), and can't be used as a bedroom because of the closet issue. There is another full size bathroom on the second floor.

The basement has a wine + utility closet. There is a "semi-finished" 3rd bathroom (3/4 bath) and shower, for "emergencies", plus "playrooms", only. This is an 8 foot ceiling height (cement block) throughout most of basement, not 7 feet as normal, so regular height and regular rooms! Lots of storage!

THIS is a decent, quiet, real home. We are looking for people that will love it, respect it, and live well in it. Only those that will NOT jeopardize this property in any way are considered. Tenants treat this home as their home by choice, because it is!

We check all references DILIGENTLY before renting, because the house is wonderful! We protect it.

    "I lived a couple of blocks away for 18 years. While everything in the review from 6 years ago was definitely true, I know for a fact that activity has greatly improved. The scsu attendance is greatly reduced, so the walk- by traffic has diminished significantly. The university had extended their discipline of student activity to include bad behavior off-campus. On the downside, there are far fewer events held on campus. It is wonderful to walk to downtown, even to Lake George and to the public library, depending on how much exercising you want to do! Multiple bus routes make a stop at Miller Library so it is very convenient to get around. The Neighborhood’s homeowners would welcome the Rehab of this beautiful jem. There is an historical preservation committee, and the members have a great deal of experience in returning homes to their initial glory. As this is on auction, it could be that the pipes were frozen, and any buyer would be looking at the replacement of the plumbing system. Check the utility records to see if the usage was high during the winter. Good luck searching for the right house for you and your family!"

We appreciate the diversity of the neighborhood. It is generally very safe although there are places to avoid due to the occupants. We lock our doors and I don’t let my elementary school son walk alone around the block for safety, but I am a cautious person. It’s a busy, but quiet neighborhood. "
