This lease is for a 12-month term. The monthly rent is $2,750. There is no security deposit required. A one-time move-in fee of $350 is due at lease signing.
Water and trash are included in the rent. Tenants are responsible for gas (heating and cooking), electric, and internet/cable services.
Covered garage parking is included in the base rent at no additional charge.
Smoking is strictly prohibited inside the unit, in common areas, and on balconies or porches.
Pets are allowed with prior written approval. A $150 pet deposit is required per pet, plus a $25 monthly pet fee. Maximum of two pets per unit. Aggressive breeds and exotic animals are prohibited. Tenants are responsible for all pet-related damage and must clean up after pets in common areas.
Tenants are responsible for maintaining the unit in clean and safe condition at all times. This includes replacing light bulbs, changing HVAC filters monthly, keeping drains clear, promptly reporting any leaks or maintenance issues within 24 hours of discovery, and preventing mold by using exhaust fans and promptly reporting moisture problems. Tenants must not flush anything other than toilet paper down toilets.
Grills, smokers, and open-flame cooking devices are prohibited on wooden porches, decks, or balconies. Only appropriate outdoor furniture is permitted in outdoor spaces.
Storage is not permitted in common hallways, stairwells, or basement areas unless specifically designated by landlord. All emergency exits and pathways must remain clear at all times.
Subletting, assignment, or short-term rentals including Airbnb and VRBO are strictly prohibited without prior written consent.
Only persons listed on the lease may reside in the unit. Guests staying more than 14 consecutive days or 30 cumulative days in any 12-month period are considered unauthorized occupants. Maximum occupancy is five persons for this two-bedroom unit.
Tenants must provide 45 days written notice before lease expiration if they intend to renew. If no renewal notice is received, landlord may begin marketing the unit.
