RESIDENTIAL LEASE AGREEMENT (1-YEAR TERM)
This Lease Agreement is made on __________________, between:

1. LEASE TERM
The lease will begin on __________________ and will continue for a period of one (1) year, ending on __________________.
2. RENT
Tenant agrees to pay $1,500 per month, due on the 1st day of each month. Payment shall be made to the Landlord at the agreed location or method.
3. SECURITY DEPOSIT
A security deposit of $1,500 is required prior to move-in. This deposit may be used to cover damages beyond normal wear and tear, unpaid rent, or other lease violations.
4. PET DEPOSIT
Tenant agrees to pay a $200 non-refundable pet deposit (if applicable).
5. UTILITIES
Tenant is responsible for all utilities, including:
- Water
- Electricity
- Trash
6. MAINTENANCE & YARD CARE
Tenant agrees to:
- Maintain the yard in good condition
- Keep the property clean and sanitary
- Promptly report any needed repairs
7. LANDLORD ACCESS
Landlord reserves the right to enter and inspect the property with at least 24 hours' notice to the Tenant.
8. LATE FEES
If rent is not paid by the due date, a $50 late fee will be applied.
9. OCCUPANCY
Only the individuals listed in this lease are permitted to reside in the property unless otherwise agreed in writing.
10. DEFAULT
Failure to comply with any terms of this lease may result in termination and possible eviction in accordance with state laws.
11. GOVERNING LAW
This agreement shall be governed by the laws of the state in which the property is located.
