Application Requirements (Please complete steps 1-6 in order to apply):

1) Complete TAR Application for each person 18 yrs or older
2) Submit copies of Driver License for each person 18 yrs or older
3) Submit 2 recent paystubs for each person 18 yrs or older
4) If applying with pets (dogs or cats), submit picture of the pet with copy of updated/ current vet record. Breed, weight, number of pets are decided per owners' discretion.
5) Submit separate payments for App Fee and Deposit:
a. App Fee is $65 per person 18 yrs or older. Prefer venmo to Listing Agent (Janet), the listing agent. Please email or call for Venmo username to send app fee to. Will accept other means of payments as long as it's discussed and agreed upon.
b. Security Deposit and Pet Deposit are not due at time of application, however this deposit must be submitted right after application has been accepted. You can submit via certified funds or an electronic transfer method discussed and agreed upon by you and the landlord.


Please note: Just because your application is submitted before someone else's, it is up to the owner to select the tenant that they feel is financially stable. The landlord will be looking at credit score, credit history, past rental history, and criminal background as the main determining factors when selecting a tenant.

Reminder to potential tenant if they are approved and choose to sign the lease agreement:
Security deposit and Pet deposit are all due to landlord/ owner right after signing the lease agreement. These are made out in certified funds or agreed upon electronic means to Landlord/ Owner.
1st full month's rent due to listing broker on move-in day or before. First month's rent is made out in certified funds or venmo to West Hill Realty/ Janet Wang.

The lease agreement will also include things such as:
~Pet deposit is $500 for each pet and all potentially refundable if no pet damages occur.
~Tenant must change air filters per month, responsible for their own pest control & tenant must leave utilities on the entire duration of their lease period, and responsible for any repairs less than $100. If repairs are over $100, landlord can charge tenants for the first $100 of any repair. Tenants will have 7 days upon move in to report any issues with the house on the Inventory & Conditions Form, and that's the time to let Landlords know of any issues and at ~Landlords discretion that will repair anything that see as reasonable.
~Tenant needs to abide by HOA rules and if tenant doesn't abide and gets fined by the HOA, tenant is responsible to pay those fines.
~Tenant needs to provide receipt to landlord upon move out proving the house was thoroughly and professionally cleaned including carpet cleaning.
~Either party must provide 60-day notice prior to end of lease date of whether plan to renew lease or not. If not, owner could have the house marketed within 60-day prior to end of lease date to have house shown with a lockbox on the door. Realtors that plan to show will give tenants 1 hr advance notice prior to showings.
~Yard is maintained by tenants.
