1388 Upper Applegate Listing

Located in Southern Oregon’s beautiful Applegate Valley ½ mile from the Applegate River and 14 miles from Applegate Dam. This gated property is 11.45 acres. The view shed from the property is predominantly farming: vineyards, hay and other annual crops. Very little buildable property remains in the area as most of the valley is zoned Exclusive Farm Use (EFU). The house is very thermally efficient. The cooling mode of the heat pump is rarely used. Four sources of heat are available: Franklin stove with heat exchanger, ventless propane heater (quick warm up), heat pump and resistive electric. The house is completely insulated including the down stairs floor. There is Red Oak flooring in the kitchen, 2 bathrooms and the entry hall. Tile flooring is in the upstairs bathroom and the mud room entry from the garage. The master suite is generous with a large standard closet, four windows, an outside door. Adjacent is a full two sink bath with shower, vintage claw foot tub and walk-in closet. A hot water loop provides quick access to warm water at all outlets in the house. A 12X35 screen porch and deck with composite flooring are great for summer time gatherings. The finished, 16X24, room over the garage can be a man cave/she shed/hobby loft, with lots of storage. The second downstairs bedroom has been used as an office. The two upstairs bedrooms each have two closets and under roof storage. See page 13 of the appraisal.
The property was developed for horses. Three 12X12 rubber matted stalls open into two paddocks. Other than the stalls, the floor is concrete. The barn will hold 400, two twine bails, has a 12X12 mouse proof tack room, also has a horse trailer parking stall and a potting shed on the lower level. The swing-up stairs lead to the loft which is a 12X36 roof insulated storage area. A 2 hour fire barrier separates the barn & shop. The property is fenced with 3400’ of welded pipe panel 5’ high.
The shop is 18X24 on concrete slab, is insulated and has a propane heater. A 9000# hydraulic auto lift is aligned with the RV bay of the storage area. A 12’ 9” X 40’ RV is accommodated. The storage area is ceiling insulated with a decomposed granite floor. The entire building is skylighted.
The property has 11 acres of, Burau Of Reclamation water rights from the Applegate Lake. 57.7 acre feet of water are available every April through October irrigation season. This right equals almost 19 million gal./season. 54 riser valves are available for four mini-gun sprinkler carts. The system covers the entire property and was used to irrigate a hay crop for 5 years. The ornamental plants around the house are easily watered by this system in 2, 12 hour sets. The property has easements to allow transport of water from the Applegate River. The suction screen, foot valve and pump are removed from the river each fall to prevent damage from high water and freezing. There are 9 fruit trees.
The valley is home to, or is visited by, more than 50 bird species. Woodrat mountain, about three miles NE is a world class para-wing launch site. There have been many International competitions held during the summers. Longsword Winery, due North on Hwy 238 encourages the pilots to land at their tasting room.
Applegate lake is 20 min south and is stocked with trout each spring. The Rogue-Siskiyou National Forest surrounds the lake. Hundreds of miles of roads crisscross its interior.
The property is a great base to enjoy the extensive entertainment opportunities of Southern Oregon.
