Rental Period
Available from October 1, 2026 through May 1, 2027.
Minimum Stay Requirement
A minimum stay of two (2) months is required to qualify for the advertised rental rate.
Monthly Rent
Rent is due in full each month. Partial payments are not accepted.
Utilities
Electricity is the tenant's responsibility and will be billed separately.
All other utilities are included in the rent.
Quiet Hours
10:00 PM 8:00 AM
Subletting
Subleasing or assignment of the rental is strictly prohibited.
Early Termination
If the lease is terminated early for any reason, the full rental amount remains due for the agreed rental term.
Occupancy Restrictions
NO pets permitted.
NO smoking permitted anywhere in the unit or on property grounds.
This rental may not be used as a permanent residence.
Because this is a seasonal rental:
You may not use this address as your permanent mailing or legal address.
Vehicle registration using this address is not permitted.

Mail & Deliveries
Tenants are required to maintain a PO Box for regular mail service.
Package deliveries to the rental address are permitted.

Housekeeping, Inspections & Damages
A full inspection will be completed prior to arrival and again upon departure.
Any damages occurring during the tenancy will be charged to the tenant in full.

In accordance with Town of Wells regulations, occupancy may not exceed 28 consecutive nights without renewal procedures.
