This 4-season home is in Polebridge, a village of about 40 land parcels next to the North Fork of the Flathead River, and located 30 miles north of Columbia Falls, MT. The home is accessible year-round via county roads, including the North Fork Road. The home is currently available to rent on VRBO, so there is potential for significant rental income. Dozens of families live year-round in homes located off the North Fork Road, both south and north of the Polebridge village. The property owners have created an association that has organized events, such as river float trips, hiking and biking trips, and dances at the community hall located north of the Polebridge village. The village has two commercial buildings, the Polebridge Mercantile, famous for its bakery and Huckleberry bearclaws. The other is the Northern Lights Saloon, a bar and restaurant, located next to the Mercantile. Both are open seasonally, from May to September. Both concerns are within a 5-minute walk from this home.
About 2 miles east of Polebridge is a bridge crossing the Flathead River to the northwest entrance of Glacier National Park. This sparsely-populated northwest area of Glacier National Park provides access to Kintla, Bowman, and Quartz lakes, campgrounds, and numerous hiking and mountain trails. North and south of Polebridge are thousands of acres of state and national forests, with numerous hiking and mountain trials, alpine lakes, and campgrounds. The West Glacier entrance to Glacier National Park at Apgar is 30 miles south of the home, giving you access to Lake McDonald, the spectacular Going to the Sun Road, Logan Pass, and the east side of the park.
This all-season home, built in 2006, has 2x6 inch studs, is fully insulated and house-wrapped, has double-pane, double-hung windows, natural wood siding and a metal roof. The home was built on a poured cement foundation with a 5-foot crawl space under the whole house. It was constructed by Wayne Benson, a premier builder in the Flathead Valley. It has larch (tamarack) flooring, lodgepole pine interior walls and vaulted ceiling, with three 12-foot tall windows facing the Glacier National Park mountains, and a large, partially covered deck. From the large deck, you can view the mountains of Glacier National Park and hear the wild and scenic North Fork of the Flathead River. The property includes three outbuildings: a solar shower, a sauna converted to a secure shed, and a wood shed. There is also a small enclosed garden with raised beds, and a fire ring with wooden benches located north of the cabin with a full view of the Glacier National Park mountains.
The home, is fully furnished and ready for immediate occupancy. It has one bedroom with a queen bed, a loft with 2 twin beds, a bathroom with a commercial-size composing toilet, and a furnished living room, dining and kitchen area. Included in the home are a propane floor-mounted furnace, refrigerator, and range, and a wood-burning stove. It is off the grid, with a 900-watt solar panel array on the roof, a 24-volt system with eight L-16 batteries, and a 2500-watt Outback inverter, all added in 2012 and integrated into the home’s fully-wired electrical system. There is plenty of space off the driveway in the front of the home to build a garage. Potable water is obtained from a hand pump located 10 feet from the front porch. Water is not plumbed into the cabin. No pets have lived at the cabin and smoking has not been permitted .
