**Pet Policy

**Rent Payment Policy
Tenant agrees to pay rent electronically through the landlord's designated payment platform. Enrollment in electronic payments is required unless otherwise approved in writing by the landlord. Rent is due in accordance with the lease agreement, and tenants are responsible for ensuring timely payment regardless of banking or processing delays.

**Renter's Insurance Requirement

**Occupancy Policy

**Tenant Maintenance Responsibilities
Tenants are expected to maintain the property in a clean, safe, and well-kept condition throughout the lease term. Responsibilities include:

* Replacing HVAC filters every 90 days and maintaining documentation of filter replacements upon request.
* Maintaining lawn care, landscaping, and snow removal.
* Replacing light bulbs and smoke detector batteries as needed.
* Testing smoke and carbon monoxide detectors monthly and promptly reporting any malfunction.
* Promptly reporting maintenance issues, water leaks, plumbing backups, HVAC malfunctions, appliance failures, or safety concerns.
* Reporting any water intrusion, leak, plumbing backup, or condition that could cause property damage within 24 hours of discovery.
* Keeping drains free of grease, wipes, feminine products, and other debris to prevent plumbing issues.
* Taking reasonable measures to prevent pest infestations.
* Taking reasonable measures to prevent excess moisture accumulation, including using bathroom exhaust fans, maintaining proper ventilation, and promptly reporting leaks.
* Using floor protectors on furniture and exercising reasonable care to preserve hardwood flooring, cabinetry, countertops, appliances, and other upgraded finishes.
* Keeping exterior drainage areas, downspouts, and water flow paths free from obstructions.
* Properly winterizing exterior water sources, including disconnecting hoses and shutting off outdoor water supply valves when temperatures are expected to reach freezing conditions, to prevent frozen or burst pipes and related water damage.
* Maintaining all required utilities in tenant's name and active throughout the lease term. Utility service may not be disconnected without prior written approval from the landlord.

**Tenant Responsibility for Damages
Tenants are responsible for damages caused by negligence, misuse, unauthorized alterations, failure to report maintenance issues in a timely manner, failure to maintain utilities, or failure to properly winterize exterior water lines and fixtures.

**Maintenance Chargeback Provision
Any maintenance issue resulting from tenant negligence, misuse, failure to follow property care requirements, clogged drains, frozen pipes, pest infestations caused by housekeeping conditions, unauthorized alterations, failure to maintain utilities, or failure to promptly report known issues shall be repaired at the tenant's expense.

**Move-Out Requirements
At move-out, the property shall be returned in substantially the same condition as received, normal wear and tear excepted, including removal of all personal property, thorough cleaning of appliances, bathrooms, kitchen, and living areas, and compliance with all lease obligations.
