About this House

Cozy studio. In a quiet location near, The University of Redlands, close to the, Historic Downtown Redlands. New paint, newly remolded bathroom, private entrance, private yard, lots of street parking, small storage. Bills are included in monthly rent. Great for,1 or 2 female students, single woman, single mom, with 1 child, elderly couple, or just 1 elderly person, looking to downsize.

This lease will be a month to month. Owner will pay all utilities. If utility prices rise. Rent maybe subject to rise. Owner is requesting, first, last and deposit. Rent must be paid by direct deposit each 1st of the month. Owner will give you a five-day grace period, to pay rent. After midnight of the 5th day, a $25.00 late fee will be added daily, to your late rent, until rent is paid in full, including the added late fees. If rent is late 3 consecutive months. Lease will be breached immediately. Tenant will be asked to move out within 3 days of lease being breached. No sleep overs more than 7 consecutive days. If tenant does not comply with policy. Lease will be immediately subject to breach. Tenant will be asked to move out within 3 days from the day policy was be breached. There will be, no smoking allowed on premises, No pets, (negotiable). Street parking only. Must always keep yard clean. Gate entrance must be closed and always locked. No loud parties allowed. Small get togethers are fine, if, everyone is respectful to surrounding neighbors, with sound/talk noise etc. Rent will be subject to change, due to inflation. Last, but most important. Renters insurance will be required to be purchased, within 30 days of signing lease. Owner will not be responsible for ANY losses.
