    Description

    Our company is honored to represent the family of Velma L. Reiss with the marketing and sale of this diverse Rice County tract located just northwest of Lyons, Kansas. This parcel totals 160 acres more or less and is a diverse mix of cropland, native and tame grass pasture, a walnut grove, a former farmstead with multiple older vintage outbuildings and a dry lot that has been used to winter livestock in the past. According to FSA mapping, the north tillable field totals 53.24 acres which is currently planted to wheat with possession of this portion being subject to the tenant's right to harvest the currently growing crop. There's another tillable field totaling 33.23 acres in the southeast corner that the new owner can use how they desire after closing. For the hunter, there's plenty to like here between the shelter belt that bisects almost the entirety of the property and the mature hardwoods flanking the creek drainage that extends south from the main tree row. There's prevalent deer sign on this tract and I moved a few as I drove across it with the ATV. With the addition of some feeders, there should be substantial upside if you want to further develop the hunting potential. In addition to the hardwoods providing wildlife habitat, there's also an established walnut grove just west of the old farmstead. These trees were planted by Robert Reiss as a young boy and they have matured nicely over the years with there being signs of a few being harvested over the years.
