Renovated and restored, log cabin on 60' of water on the Tittabawassee River.
The dam creates Smallwood Lake, an All Sports Lake, but currently, the lake levels are lower due to needed dam repairs. One is still able to kayak and canoe and by boat is able to travel approximately 8 miles. This is a great fishing lake and nearby state land offers hunting and trail riding. This property is on a medium-high bank, so allows for easy access to the water, as well as protection for the cottage above. At normal levels, there is a 20'x10' swimming area before deep water of 14' with 2 docks and a patio area by the water's edge with 2 separate stairways to access the large deck above. The hoist is not for sale.
Porch: Extensive renovation in 2017 with new poured concrete foundation and flooring, restoration and repair of damaged logs, new energy efficient windows, exterior door, new bamboo blinds, ceiling fan and hanging light. The wood is gorgeous in this room. This porch faces the water. Room Size: 18'x6.5'.
Family/Dining Room: Stone fireplace with slate hearth. The wood burning insert was restored October 2019 and the slate hearth repaired and restored at that time as well. Wall furnace in this room that runs on LP gas. Original knotty pine on the walls and ceiling that is in excellent condition. Room Size: 17.5'x16.5'.
Kitchen: New, pine tongue and groove on the walls, tin backsplash and laminate/wood floors. Energy efficient stove and refrigerator, new, cast iron sink and spray faucet, new, knotty pine to the ceiling, new light fixture and new cabinet hardware. Room Size: 10'x10'.
Bonus/Laundry Room: You enter this room when coming into the cottage. There are knotty pine walls and ceramic tile floors. We installed a new, knotty pine ceiling and replaced the washer and dryer with energy efficient models. This room has a designated plumbing outlet to blow out the pipes if one wishes to winterize the cottage. There is also a laundry tub, electric hot water heater, and built-in wall air conditioner. Room Size: 15.5'x9'.
Bathroom: Pine bead board wainscoting and drywall with ceramic tile floors. New, new comfort height toilet and new ceiling light. There is a full size tub and shower and a large vanity with a single sink. Room Size: 10'x7.5'
Bedroom #1: This room was gutted and we added knotty pine walls and installed a coffered ceiling, new energy efficient windows, new ceiling fan, wall light sconces, and bamboo blinds. There are painted wood floors. Room Size: 10'x11.5'.
Bedroom #2: This room was gutted and we installed a new, pine tongue and groove ceiling, new, pine wood floors, new window blinds, a new ceiling fan and storage hooks. Room Size: 9.5'x9.5'.
Shed: This shed has vinyl siding to match the cottage and has been restored as well. It is perfect for storing a mower, tools and water toys.
Exterior: Vinyl siding and a new roof was installed by the previous owner and are in excellent condition. The siding has been freshly power washed. The stone chimney was re-pointed the Summer of 2018 by a local Amish craftsman, as well as getting a new cement cap. New gutters professionally installed in 2018. There is a cement slab foundation and there are two attic spaces, one in the bathroom and one in the bonus/laundry room. This property has a septic tank and well, both in very good condition. The septic was last cleaned in 2018.
Yard: Extensive landscaping has been done, including the waterfront bank and yard with many low maintenance, shrubs and perennials, rocks and boulders. There is a large cement pad at the end of the driveway for parking or boat storage.
High-speed internet and cable TV are available. Detroit is only 2 1/2 hours away.
