TERMS AND CONDITIONS:
1. The property must be accepted in "AS IS" condition. Each applicant (aged 18 or older) must submit a separate completed, dated and signed application and a non-refundable $47 fee. Proof of identity is required. You will have 24 hours to provide all documents needed to approve your application or you will be put on a waiting list until all documents are provided.
2. Please see their site outlining the process prior to submitting application. The ratio of 2.5 x NET INCOME to RENT will be used as threshold. We may deny on the basis of this income requirement even if pre-paid rent is offered by applicant.
3. Credit history and or Civil Court Records must not contain slow pays, judgments, eviction filing, collections, liens or bankruptcy within the past 5 years.
4. Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances. For other felony convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application.
5. A minimum of two years residential rental history (or home ownership history) is required. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination.
6. We reserve the right to require a qualified co-signer (co-signer must be an Ohio resident, credit score 699, with net income to rent ratio of 3.5),
7. All applicants applying to bring pets or support animals must be registered at a 3rd-party site Petscreening.com. A "FIDO SCORE" will determine acceptability and deposit requirements for each animal. Fees and deposits are waived for medically necessary animals. Keeping of pets requires property owner's consent and payment of pet deposits and/or fees.
8. APPLICATION and LEASING FEES, and DEPOSITS
Non-refundable application fee $47/adult
Pet profile fee (at a 3rd-party site Petscreening.com) - $20 1st pet, $15/additional pet. The "FIDO Score" will determine pet acceptability and pet fee requirements.
Leasing fee / Lease renewal fee - $47
A holding deposit (50% of one month's rent) will be due within 24 hours of application approval to take the property off the market for up to 72 hours. If the application is approved and applicant fails to enter into a lease within 72 hours after approval, the applicant shall forfeit this deposit and the property will be put back on the market. Once a lease is signed, this deposit shall be applied to the required security deposit.
Security deposit is a minimum amount of 1.5x one month's rent plus $74 tech amenity fee as of 03/01/23. If you have pet fees, these are not included in the security deposit calculation. If your credit score is below 630 or if you don't meet other selection criteria, we may still approve the application with payment of double security deposit OR with a qualified guarantor. We may utilize sayrhino.com for security deposit alternatives at the discretion of the property manager.
Utility service deposit, if property is on city water and/or city sewer.
9. Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional security, cosigners, and/or additional advance rent payments may be required.
10. Our company policy is to report all non compliances with terms of your rental agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with law.
11. MULTIPLE APPLICATIONS - It is entirely possible that we may receive multiple applications from unrelated applicants on the same property at approximately the same time. Because we represent the best interest of the rental property owner, we will process all applications for consideration as to what we (in our sole discretion) deem the best applicant, which may not necessarily be the first application received. In such cases, more than one applicant may be approvable, however only one will eventually be approved. In order to evaluate the various applications it is necessary for Shelter Well Property Management to expend time and cost in credit reports, criminal reports, and other administrative cost. Hence, the application fee is NON-REFUNDABLE. If your application is approvable, but not the approved one for the property for which you are applying, you may consider applying for other properties that we may have available, without payment of an additional application fee, within 60 days of your application's approval. We may request that you verify if any information has changed (without additional fee) within that 60 day period prior to approval.
APPLICANT represents that all of the statements and representations are true and complete, and hereby, authorizes verification of the above information, references and credit records. APPLICANT understands that an investigative consumer report including information about character, credit history, general reputation, personal characteristics, mode of living, and all public record information including criminal records may be made. APPLICANT agrees that false, misleading or misrepresented information may result in the application being rejected, will void a lease/rental agreement if any and/or be grounds for immediate eviction with loss of all deposits and any other penalties as provided by the lease terms if any. APPLICANT authorizes verification of all information by the Landlord and or Management Company. Keys will be furnished only after lease and other rental documents have been properly executed by all parties and only after applicable rent, fees, deposits and security deposits have been paid, and after utilities are switched to tenant's account. This application is preliminary only, in no way implies that a particular rental unit shall be available and in no way obligates Landlord, Employees of Landlord, or Management to execute a lease or deliver possession of the proposed premises to the APPLICANT. Landlord, Employees of Landlord, or Management may withdraw approval even after approval at any time before a lease agreement is fully executed for any reason.

    "Everything is pretty close but if you want a big variety if shopping stores you will need a car to get to Springfield. There are stores in Urbana but you are limited to only 2 major grocery stores. There’s not usually a lot of traffic so getting around from place to place is pretty easy. "

    "We moved to the city 6 months ago, we live about 4 blocks from downtown. We love that we can walk just about anywhere to do our banking, get haircuts/salon, eyes checked, go out to eat at some of the best restaurants in the area. The downtown has many specialty shops for antiques or new. Traffic is heavy around the square as the main highways run through the heart of the city. The bike path runs along the West side of the city and soon will have an extension to West Liberty, but we have rode from Urbana all the way down to Xenia. The people are always friendly and welcoming. We love walking out the Urbana University and walking around the beautiful campus for exercise. The old world charm is captured in the buildings and the downtown committee is working hard to make city more beautiful and cheerful. Every day as we are walking around down town my wife and I tell each other, "We love our new "home town". "
