# Lease Terms

Lease Term: Month to Month or Pay Cash in Advance 3M, 6M

Rent: Due on the 10th of each month. Late fee of $500 after the 13th of each month.

Security Deposit: One month's rent, due prior to move-in.

Application: All applicants 18 years of age or older must complete an application, pass a background and credit screening, provide proof of income, and meet landlord qualification requirements.

Income Requirement: Household gross monthly income should be at least three times the monthly rent.

Occupancy: Maximum occupancy is based on local housing regulations and the size of the home.

Smoking: No smoking or vaping of any kind is permitted inside the home or garage. No marijuana-- period.

Pets: Pets will be considered on a case-by-case basis with landlord approval. A $500 refundable pet deposit per approved pet and $50 monthly pet rent per approved pet are required. Tenant is responsible for any damage caused by pets and must comply with all applicable pet policies outlined in the lease agreement.

Utilities: Tenant is responsible for all utilities.

Maintenance: Tenant is responsible for maintaining the yard, keeping the grass alive and moved, weeds cleared out, replacing HVAC filters, changing smoke detector batteries as needed, and keeping the property clean and in good condition.

Alterations: No painting, remodeling, satellite dish installation, or other alterations without prior written landlord approval.

Subletting: No subleasing or assignment of the lease.

Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term.

Move-In: First month's rent and the security deposit are due before keys are released.
