4. A $500 separate cleaning fee will be required upon move in. Home must be returned clean and in the same condition as received, minus normal wear and tear. Carpets are professionally steam cleaned before tenant moves in, thus it will be required that they will be professionally steam cleaned by the tenant upon moving out. This deposit will be returned to tenant once home is deemed to be in the same condition it was in when tenant moved in.
All keys, remotes, and access cards must be returned at move-out.
5. Utilities - Tenant is responsible for all utilities unless otherwise stated (such as water, sewer, trash, gas, electricity, and internet). Tenant must keep utilities active throughout the lease period.
6. Occupancy - Only individuals listed on the lease are permitted to live in the home. Guests staying longer than 14 consecutive days require written approval from the landlord.
7. Maintenance & Repairs - Tenant agrees to keep the home clean and in good condition. Tenant is responsible for replacing HVAC filters, smoke detector batteries, light bulbs, and minor upkeep.
