Located in residential area less than 1 mi. from historic downtown Black Mountain, minutes to Montreat & beautiful Tomahawk Park (tennis courts, outdoor community pool, golf course & lake), 15 min. drive to Asheville. Free 3 car parking on horseshoe driveway with 2 entrances. Child-proofing must be provided by guest. Message owner for updated availability.

1 to 6 month rentals with month to month rental agreement. Longer rentals considered for responsible tenants. 1 to 2 small, well behaved dogs considered with pet rent.

Month to Month Rental Agreement

Cancellation policy:
Full Refund Requirement - 1 month notification prior to Move-in Date
Partial Refund Requirement for multi-month rentals: month's rent if a 30 day notification is given prior to Move-out date.

Tenant must agree to the following Rental Rules:
1. Security Deposit (less any itemized deductions) will be returned to you within 30 days after the end of your stay. Itemized deductions would include paid receipts for damage, replacements or deep cleaning beyond what the prepaid $200 cleaning fee provides. Per North Carolina law, I am obligated to inform you that the location of your security deposit will be held in a Landlord/Tenant account at PNC bank, 81 Weaver Blvd, Weaverville, NC 28787
2. Please inform landlord of any issues or damages you notice. This must be done no later than day 2 of your stay.
3. Heat no higher than 72F
4. EV charging is absolutely not permitted. This can be a fire hazard and the house is not wired for this.
5. For the safety of my guests and the house, I have two surveillance cameras on exterior of house.
6. No Smoking inside the house.
7. Firearms are not permitted in this house.
8. The home is not child-proof and it is the responsibility of the guest to make it safe for their children.
9. No subletting
10. The tenant has surrendered the premises when the move-out date has passed
11. No hazardous materials permitted
12. Indemnification: The landlord is not liable for any damage or injury to the tenant, any other person or to any property occurring on the premises, or any part thereof, or in common areas thereof, and the tenant agrees to hold the landlord harmless from any claims or damages unless caused solely by the landlord's negligence. It is recommended that renter's insurance be purchased at the Tenant's expense.
13. On tenant's day of departure, the house should be left in the same condition as it was when tenant arrived.
14. No parties or large gatherings. No overnight guests unless given permission.
15. Kindly be respectful of the neighbors by keeping the noise down after 10pm.

All Utilities, WiFi, Netlix and lawncare are provided

Nest Thermostat:
Located on living room wall. Tap to activate and turn to desired temperature. To conserve energy, please adjust the heat/AC accordingly when you leave the house.

32" Smart TV:
There is no cable service (but Netflix is included). You can log onto any streaming services you have a subscription for. Please just remember to logout before you leave so other tenants do not have access to your streaming account.
Interim cleaning:

I have provided cleaning supplies in the kitchen. Please clean on a regular basis to ensure it will not need additional deep cleaning when you checkout. If you are interested in hiring a cleaning service, I would recommend calling Asheville Cleaning or Merry Maids (they are also open to just cleaning the kitchen and bathrooms if that is a need).

Trash and recycling:
Trash every Monday/Recycled every other Monday. The city of Asheville does not want recycled materials in bags just place loose in the blue bin. Please rinse out recyclables so they do not attract the bears. Keep regular trash bagged and place in the bear proof trash canister. Although this is a non-smoking house, if you smoke, then do so outside and dispose of your cigarette butts in outside trash container.

Lawncare:
Every 1 to 2 weeks, I have someone cut the grass (April-October), so you may see him working outside sometime during your stay.

Safety:
Kitchen fire extinguisher is located in corner of kitchen countertop (small one).
Larger Fire extinguisher is mounted on the wall of the large living room closet.
Smoke detectors are located throughout the house.

Please iron on ironing board only and hand wash knives or they get ruined.
Please use the black/grey wash cloth (in linen closet) for removing make-up or lipstick.

Bedrooms: 2 twin beds, 2 queen bed, bamboo sheet sets, Quilted bed covers, zippered waterproof mattress covers, quilted mattress covers, quilted bed covers, 12 hotel quality pillows, 4 blankets, window curtains and blinds, 1 felt laundry baskets, iron, ironing board, 1 large dresser, 1 wardrobe, 1 cubbie storage unit, desk & office chair, 2 extra chairs, 3 side tables near beds, 1 desk lamp, 1 dresser lamp, 2 wall light fixtures, stacked washer/dryer, laundry detergent, spot remover

Bathrooms: Each bathroom has: 3 towels, 3 washcloths, 1 hand towel, 1 bath mats, shampoos, body wash, hand wash pumps, toothbrush holder, hair dryer, toilet paper

Dining area: dining table & 4 chairs, table cloth

Living Room: leather reclining sofa, 2 chairs, 32" smart tv, TV cabinet, 1 side tables, 2 lamps, Nest thermostat, 3 sofa pillows, 2 braided rugs, 1 hallway rug

Back Bedroom closet: vacuum cleaner, mop/broom, 2 expandable window screens, 2 dining table leafs

Outside (both porches): 6 faux wicker chairs, 1 outdoor umbrella, umbrella stand and 1 outdoor table, hose and sprayers

At the end of your stay:
Please leave the house clean & in the same kind of condition as when you first arrived.
Turn the thermostat back to 55 (if using heat), or 80 if using AC.
Place any dirty dishes in dishwasher and turn on
Place all dirty towels near washer (my cleaning crew prefers that you do not strip the beds).
Put all trash and clean recyclables in designated outside trash bins.
Log out of any of your streaming services
Lock both doors.
