Household & Expectations
My wife and I live in the private basement unit and are hands off, easygoing landlords who only step in for major issues. Tenants come downstairs only for laundry.
Upstairs, you'll share the space with two clean, respectful, friendly tenants who keep a relaxed environment. The landlords reserve the right to use the shared spaces, but this happens rarely.
The home follows Latter Day Saint style standards (no smoking, no alcohol in shared spaces, respectful living).

**There are CATS in the basement, be aware if you have allergies. The cats are not allowed upstairs**

**Key Lease Terms and House Rules**

This rental is for a private room in a shared residential home. The tenant has private use of the rented room and shared use of common areas with other residents.

The home is for residential use only and may not be used for business, trade, or commercial purposes. Only the approved tenant may live in the rented space unless written permission is given. Guests may not stay longer than one week without prior written approval.

Rent is due before the start of each rental month, and utilities are billed separately. Shared utilities may include electricity, gas, water, sewer, internet, trash, and other applicable services. Utility costs are divided proportionally among the occupants and are due within 7 days of receiving the utility invoice.

No smoking or vaping is allowed anywhere on the property. Pets or animals are not permitted without prior written approval. Alcohol, nicotine products, illegal drugs, and Schedule I controlled substances are not allowed on the premises, except for valid prescribed medications.

Parking may be available either in an assigned space or on the street, depending on the room and arrangement.

The tenant is responsible for keeping the room and shared areas clean and for promptly reporting damage, maintenance concerns, moisture issues, or anything that may interfere with normal use of the property. Cleaning checks may be completed periodically, with advance notice of expectations.

The tenant may not make alterations to the property without written approval. This includes painting, adding fixtures, changing locks, installing hardware, making structural changes, or significantly changing the appearance or use of the space.

Use of the yard for parties or larger gatherings must be coordinated in advance. Use of sheds or other exterior storage structures requires prior approval.

The tenant is responsible for damage beyond normal wear and tear, including damage caused by guests or visitors. The security deposit may be used for allowable repairs, cleaning, lost keys, unpaid rent, unpaid utilities, or other charges permitted under the lease.

The landlord may enter the property at reasonable times for inspections, repairs, or showings, in accordance with applicable law. At the end of the lease, the tenant must return the room and property access in good condition, reasonable wear and tear excepted.

All original lease terms remain binding unless modified in writing and signed by both parties.
