Description

1206 Willis is a farm house style residence located near downtown on one of the best blocks of historic houses in Redding. Originally constructed in 1887 mostly of redwood, this updated farmhouse has features you’d expect including a large front porch, high ceilings, and an urban farm of a yard.
The owner also owns and plans to sell 1206 Willis, the house next door to the south. These two houses share a driveway and off-street parking in the rear. These two houses are ‘twins’, common to the Magnolia neighborhood. Right now, 1204 is for sale. 1206 Willis will be for sale later in the spring.
The lot is extremely deep, at 210’. Of note is the ability to construct an additional dwelling unit in the far back lot. Plans are drawn for an accessory dwelling unit (ADU). The included back lot is completely buildable, and features an excellent view and incredible privacy for an in-town lot. Right now, only the chicken coop is located in the far back yard. The ability to construct an ADU on this lot creates a great deal of extra value that isn’t found in most comparables in this price range. Plans are available for an ADU, fully engineered and ready to build. These ADU plans will be inlcuded at no cost.
This three bedroom, 2 bath home has an irregular master bedroom upstairs. The ceilings are sloped, not flat. This ‘story and ½’ construction technique adds a great deal of space upstairs, making for a large bedroom, dressing area, closet and ¾ bath. With windows on all four sides, upstairs gets excellent ventilation.
Downstairs are two bedrooms and an additional ‘Jack and Jill’ full bath. One of the bedrooms, the one farthest from the street, has a loft bed. The floor is devoted to a desk and living space, as the bed is raised. That room has a separate entrance as well, leading to a small covered porch. The front bedroom is smaller, and has been made into an office. Between the two downstairs bedrooms is a storage closet and the full bath. Downstairs ceilings are high, and storage is built into the bath/closet and under the stairway.
The living area features redwood paneling, and cove lighting. Floors are hickory with walnut trim. All windows are double pane, and many feature reflective coatings, meaning you can see out but not see in. The kitchen and dining areas feature large Italian tile. The farmhouse kitchen has plenty of storage, and cabinets are reasonable. The refrigerator and stove will stay with the house. They’re both very nice.
The laundry/dining room also have tile floors, and the laundry has a cement farmhouse sink. The washer/dryer also are included.
The basement is interesting. This space originally included the larder for the house, with a room for perishables. There is a great deal of storage in the basement. It’s not very tall down there, but its dry.
The all-electric house has a solar hot water system, which provides plenty of hot water, and lowers costs.
The yard features raised beds, fruit trees, and all kinds of special plantings. Fruit trees of every kind are found on all sides of the house. They’re truly prolific, all through the seasons. Stone walls were constructed to terrace the yards, and a large stone wall separates the house from the street.
The owners are living in the property, and wish to conduct open houses on weekends only. The house will be available for showing on Saturday and Sunday afternooons, from 1 – 4, or by appointment.
It’s an old house, and it’s not a perfect house. But it’s a really nice house to live in, a pleasure really. The neighbors are good, and all the houses on this block are either updated, or in the process of being updated. This section of Willis presents itself well! Thank you.

    "Anywhere in Redding is approx 15 minutes. Car thefts are high. Theft in general is high. Beautiful city. We moved here in 1991 and the parks were safe for kids. Now, kids come upon syringes etc. making it unsafe. The homeless problem is horrible as they steal and are at every corner begging for money. I’m so looking forward to leave this city after retirement. Mount Shasta and SHASTA lake are nearby. Mt Lassen is also close by to the East. Beautiful areas for hiking. "
