Description

Welcome to the new home for your family? and your business! Rare opportunity- this unique mixed-use/planned commercial property is the best of both worlds. Built in the 1920's, sturdy stucco-over block home is cozy and has been updated and expanded to 4BR/2.5 BA. Period details, such as concentric wood floors, original woodwork and most original light fixtures (rewired) have been maintained; both interior and exterior of home have been painted with historic colors. Kitchen, with large walk-in pantry and counter seating, was replaced 10 years ago. Sunny breakfast nook and mudroom were added and front porch was enclosed for study and bathroom. Ample sized dining room and living room offer plenty of space for entertaining family and friends. There is a finished area in the basement, for a craft room or mancave. A new back porch off the mudroom with maintenance-free decking and large paver patio with pavilion, potting area and raised-bed garden provide outdoor living at its finest. The nearly half-acre yard is fenced and ready for offspring, pets or company and there is a storage shed to house yard tools and bikes.

Located within Blue Ribbon Downingtown Schools and close to many non-public schools as well. Additional improvements including windows (2008), electrical system and wiring (2005), roof with high efficiency shingles and gutters with lifetime warranty (2014); the large driveway was professionally seal-coated (2014). Many other upgrades and improvements have been done over the past ten years. It's the perfect blend of antique meets new!

Save on office rent and incubate new ideas in The Office ? a separate 350 sqft building with powder room. Fresh paint, newer flooring, newer a/c unit and roof, The Office is wired for networking and includes a ventilated server closet. Efficient space for a small staff, or one client at a time, for the entrepreneur, accountant, massage therapist, architect, designer or other small businesses. This property is zoned PC; it's quiet yet convenient to everything: Shopping, Dining, Banking, Hospitals, and the PA Turnpike, just off RT 100/113. A 5-minute walk to Dunkin Donuts, Manhattan Bagel, Wawa or Starbucks. If you commute in the city, Exton train station, with access to Septa or Amtrak, is just 5 miles away? or walk 10 steps out the back door! Perfect opportunity to raise a family and grow a business without sacrificing either. Sellers are licensed real estate agents.

"People on this cul-de-sac know each other and appreciate the proximity to major attractions, while enjoying a deer and a fox now and then. Neighbors are safety conscious and amicable, stopping for friendly chats on their walks during nice weather. A short walk brings you to the YMCA, Downingtown East High School, Lionville Middle and elementary schools, and the LYA youth athletic fields. In the summer time, we can here the distant call of the ball games and in the fall, you can hear the school marching band practicing after school. Multiple generations have lived on the street since the 60's, which gives it an old-fashioned, small town feel. Yards are spacious and well kept and the mix is varied and multi-generational. I wouldn't want to live anywhere else!"
  • Deb K.

  • lrob720
