Lease Duration: Fixed 12-month (one-year) lease required. No exceptions, no shorter terms available, and no automatic month-to-month conversion at the end. Renewal must be agreed upon in writing.

 Utilities: Tenant responsible for all utilities (electricity, water, sewer, trash, internet/cable). Landlord covers none. Please budget for higher summer electricity costs due to air conditioning in Florida.
 Maintenance & Repairs: Tenant is responsible for the cost of minor repairs and maintenance items under $150 per incident (such as light bulbs, batteries, minor drips, or small household fixes). Landlord is responsible for major repairs and compliance with habitability requirements under Florida law.
 Pets: Considered on a case-by-case basis with prior written approval. Additional pet deposit, pet fee, or monthly pet rent may apply (details in the full lease and pet addendum). Breed/size restrictions and other rules will apply. Service and emotional support animals are handled according to Fair Housing laws.
 Access & Amenities: Tenants will receive house keys and community key fobs (or access devices) for the home and shared amenities (pool, tennis court, etc.). All keys and fobs must be returned at move-out. Lost, damaged, or unreturned items will incur replacement fees. Lockout assistance may be available for a fee; tenants should maintain a backup plan (e.g., spare key with a trusted contact). Full community guidelines are in the lease.
 Other Key Policies:
 No smoking inside the home.
 No subletting, short-term rentals, or large gatherings.
 Quiet enjoyment expected; respect community rules for shared amenities.
 Maximum occupancy to be confirmed in the application and lease.
 Availability / Move-in: Neg.
A full Florida-compliant lease agreement, including required disclosures (such as radon and flood notices), pet addendum (if applicable), and access rules, will be provided to qualified applicants for review and electronic signature via Zillow Rental Manager.
