Description

I have an 1/2 acre lot, 85' x 300'.That is in a great location. It is 3 miles outside lincoln city limits right on the The blacktop. It is zoned R2. My plan was to put a Duplex on it(i put a drawing in the pictures) but you can just build a house. On one side you have a church and on the other an empty lot. There is a field behind. The house was torn down a few years ago. A new 1-hp well pump and new pressure tank and switches have been installed and ran to the shop. There is also a rural water pit that could be hooked up to also. There is a Natural gas line that runs in front of the property. Shop has propane tank currently. There are no covenants, But have to follow lincoln building codes.

The shop is 30x50 with 200-amp electrical service, concrete floor, Drop ceiling (heavy panels), house furnace, central air (needs hooked up). There is a paint booth with exhaust fan, There is a two post car lift that can stay or be removed.The siding could use painted, The roof needs replaced. I am planning on putting metal on it. But building if very solid. 2x6 framing with insulation. Walls sheeted with some plywood and some drywall.

6x12 shed remain on the property.

    "Clean and quiet. It is far from town but we have lots of the essential stores near by. Walking trails are all around and people use them frequently. Nice parks and playgrounds. There are ponds for fishing as well. Traffic in peak driving hours is not terrible but you will definitely need to give yourself an extra 10 minutes or so. Overall we love living here and we stay because of all of the nice qualities that this area has to offer. If you are looking for something close to the highway or interstate you should look elsewhere because this place is definitely not that. "

Majority of people stay in their own space and mind their own business which is what I like the most about this neighborhood.
