Thanks for responding to our ad for the rent to own. Also known as a lease purchase. This is the real deal, when we get tired of renting year after year, we do this deal with many of our properties. We looking for someone that is committed to buying and living in Yuma, AZ. We want someone that wants to have pride of ownership and know that part of their payment is going toward owning. We are honest in all of our dealings and everything will be in writing.

3 bed 2 bath home with 2 car gar on a larger 8092 sq ft lot at 11445 E 26th Ln
home size is 1435 sq ft. built in 2002, we bought this house as a rental when we were building houses in Yuma back in 2006-2007

The 3 bed room house price would be set at $155,000 for 5-years. Also the rent will never go up more in that 5 years. Yes, our price is slighlty higher than what an current appraisal would be. But we expect the value of the home to increase in the 5-years. We are also offering no credit check and owner terms. No banks. No realtors, just us. Down payment would $9,500. Your rent each month would be $1195. During the 5-year rent period, we would apply $200 per month of that rent toward what you owe of the $155,000. You would never get that kind of credit toward your principal with a 30 year bank loan.

At the end of 5 -years:
$155,000
-$9500 your down payment
=$145,500

then, your $200 per month credit really adds up. 5 years =60 months. 60-months at $200 per month
is 60 X $200 = $12,000 !!

From above, you already paid the $9500, now take another $12,000 off leaves you
$145,500
-$12,000
=$133,500 this is what you would owe us in 5-years. Anything extra you send us during the 5 years will reduce that amount.

You would have 5 years to build your credit to get your own loan or come up with the amount you owe. Or get your own bank loan. You could also sell the property as we hope it increases in value, and keep any profits you make. Or you can walk away, if you walk away your $9500 is reduced to $1500, which is a deposit we will return to you if the house is clean and in good repair. We have also re-negotiated terms in the past and give the buyer some more time if needed. We are pretty flexible.
Clean and ready to move in. backyard big enough to put in a pool if you like. You are not just paying rent, but part of your payment will go toward buying each month. We would have 2 agreements that go together. The lease and the lease purchase with all the terms as stated. You would be responsible for any repairs, but we will make sure that everything works when you move in. You can also purchase a home warranty (another company, not us) in case anything breaks. If you are late with your payment we do charge a late fee, also if you are late we would not give you the rent credit for the month you are late. You can also pay down as much as you want toward what you owe at anytime. Also, if you apply more than $9500 we will put that toward our price.
