Blue Oak Property Management is offering for rent this 3 bedroom, 2 bathroom house located at 1135 Warner St in Chico, CA. House is located close to the Chico State campus. Bedrooms are on the larger side. House has all new vinyl plank flooring in main living areas and bedrooms. House has central heat and air and ceiling fans in every room. House also includes large laundry room with utility sink and washer and dryer. Relax outside in your large backyard with covered patio, storage shed, and open garage with work bench.

Rent is $1450 per month and includes basic lawn service. Security deposit is $1450. Pets considered with $25 per month pet rent per pet (age and breed restrictions apply). One year lease term. Property is available now.

RESERVATION PROCEDURES: To reserve a property a holding deposit in the amount of half of the security deposit is required. This holding deposit is non-refundable at time of receipt and will only be refunded if applications are not approved. A holding deposit is required before any applications will be accepted. Holding deposits are taken on a first-come, first-serve basis. A holding deposit is the only way that you may reserve a place in line for a property. You may place a holding deposit sight unseen. If a holding deposit has already been placed you may place a backup holding deposit to be placed next in line. Backup holding deposits are fully refundable at anytime unless your application is moved into the 1st position. Holding deposits must be paid at our office in the form of personal check, cashier's check, money order or via online ACH transfer (please contact our office directly to pay with this option). No cash is accepted for the holding deposit.

WAITLIST: if you are added to our waitlist we are either waiting on times available to see a property or there may be a holding deposit already placed on the property. Being on the waitlist does not guarantee a reservation for a property nor does it reserve a place in line. If you are added to our waitlist you will be notified immediately when we have a showing schedule or if the property has been rented. Everyone on the waitilist will be notified at the same time.

    "Good area for families and serious college students/young professionals. Its about a 15 min bike ride to the university/downtown & Chico high school. There is a small and clean park near by for dogs and a pretty good elementary school. An fancy Chinese restaurant and Omelette/Dining house is in a walking distance. Massage and spa near. But most of your entertainment needs will be downtown or on the east side of town which is still only a 10 min drive away or 15-20 biking (such as movie theaters). Not many college students live around here and the ones that do are pretty peaceful. The train is nearby but it is never bothersome and esplanade street can get crowded during 8am (work and highschool/univesity) and off hours 5pm. However, Chico "traffic" means it takes you 15 minutes instead of 10 mins to get across town. Which is honestly still pretty good compared to other cities."
