One which is unsurpassed is its location.

The second is that it is of the vintage of like homes in Lead, built between 1895 and 1935, where builders took the time necessary to fashion things from very solid and durable material. These craftsmen were committed to elegant detail in their design and aesthetic appearance. The idea of making every house the same, in order to make more money as fast as possible, hadn’t seemed to enter their minds yet. They were built to last and look lovely, normal wear and tear excepting. Things that water can damage like electric wiring or plumbing and roofs need to be maintained or replaced, but when properly supported the age of a building has no bearing on its comfort, or performance except for superficial appearances which change with the current fashion. This is a solid “craftsman” style home, with unusual finish wood in abundance, with wood floors and wooden windows etc. with ceiling fans installed throughout. This home is being sold as a fixer. For the right rehab specialist or investor, this property can be restored to an ARV (After Repair Value) of approximately $150,000 and yield the creator of it’s beauty a nice profit and some eager family a wonderful attractive home.

Location is very unique for Lead. Protected by boundaries from the west and the active highway of 85 by the bluff that stands between the houses nested down below it as well as being protected by a large open meadow area to the east such that no thing can approach it from that direction, unless it is on foot. That means this is essentially a sanctuary. The highway “Y” where Alt 14 branches east from 85 provides a natural boundary no other city houses can claim. Also the commercial land and buildings that surround the meadow area to the southeast and south, again make this like a residential reserve unlike anywhere else in Lead. While the view to the east over the meadows and the mountains beyond are spectacular, no view other than the bluff between the house highway 85 with its extra clear glass or plexi-glass borders can be seen when viewing to the west from the front porch. No windows face the west, so it is a perfect setting. For anyone who wishes to have access to the great out-of-doors by simply extending your walk beyond the borders of your backyard, you won’t find a better location. Its a very safe and relaxed location for children or seniors, in my opinion.

Although the lower level looks a mess, investors know that messes that need to be resolved are something they can turn into profit. This building should be transformed into a upper/ lower duplex situation and the income producing capabilities will double, while the upkeep will not, seeing that they are both under the same roof.

We would like to get our asking price, which we feel is fair, considering the condition of the property, however, we will consider all offers, as we would like to sell quickly. It currently is occupied by cooperative tenants who are paying month to month and who have been willing to allow potential buyers to walk through the premises, often on short notice.
