Description

A must see! Prestigiously located at the very end of a cul de sac off a
cul de sac near Carter Creek Parkway conveniently located in the heart
of Bryan, this custom-built 2537 square foot 4 bedroom / 2.5 bath 100%
brick exterior home on a large approximately .67 acre wooded lot has
many deluxe forward-looking features. It has an open floor plan, with
the living room / dining room area spanning some 42 feet in length. The
living room has a vaulted ceiling, and along one side is a large brick
indoor structure that houses an all-brick fireplace, the HVAC unit and a
large deep closet. The breakfast / family room is about 21 feet in
length. Built-in storage is very abundant with 8 closets plus a deep
walk-in closet in the master bedroom, plus many built-in shelves, 4
desks, and cabinets, where the kitchen and office / 4th bedroom excel
with an entire wall devoted to storage. The interior walls use a
variety of materials: brick, wallboard (painted or wallpaper/ wainscot)
or wood paneling. Flooring is mostly ceramic tile, with carpeted
bedrooms.

The $459,900 selling price includes a $20,000 allowance (or price
discount instead) for a new high quality architectural shingle roof,
$2,000 for a new water heater and $1,000 for a new automatic dishwasher.
This one won’t be on the market for long. Open house showing is this
Saturday April 25 from 2-5 PM. We won’t be able to conduct showings
earlier than Saturday 2:00 PM.

This unique, well-situated home is located one block from Sul Ross
Elementary School, and a few blocks from the HEB Tejas Center for those
quick last minute runs to the store, and with fast access to St. Josephs
Hospital. Other shopping, restaurants and churches are found nearby.
The large lot has a tributary of Burton Creek running along one side and
a vacant wooded area directly behind it. It has several mature oaks
(including a huge one), eastern redcedars, large crapemyrtles, pines and
osage orange trees, with plenty of space for more trees, shrubs and
gardens. The lot is well-contoured for excellent drainage.

Custom-built in 1966 by Woodson Lumber for A&M professor James D. Smith,
this was the first home built in the new subdivision named Woodson
Terrace, after the developer, former state representative William T.
Moore, built his own home here. It has been in our family since 1999,
so in essence it is a two-owner home. It still has the original floor
plan with no additions or conversion of the garage to living space. The
attached 2-car garage accepts long vehicles, and there is a bonus
workbench/ water heater room accessed from the garage. The washer and
dryer outlets are in a floor drain-equipped utility room instead of the
garage.

Preference will likely be shown to offers that can close soon, and will
allow us at least 30 days after the closing date to vacate the premises.
Earnest money must be a significant amount.

Phone is 979-691-4820, but we’ll be tied up with the Saturday afternoon
