Favorable employment history for the past 12 months. 3. Favorable and verifiable past Rental History. 4. Income exceeding at least 2x time rental amount. (In certain situations, depending on the strength of the overall application, this item may be offset with a co-signer, larger security deposit). 5. Anyone over the age of 18 to reside in the property must submit separate application for approval. 6. No evictions on record or owing money to previous landlord for rent accruing between March 1, 2020 and December 31, 2021. RCW 59.18.625 7. No felony convictions. Criminal records must contain no convictions for felonies within the past 7 years involving the manufacture or distribution of controlled substances, gang activity, firearms violations or physical violence against other persons. For other felony or criminal convictions, we will conduct individualized assessments that take into account mitigating factors, such as facts & circumstances surrounding the criminal conduct, age at time of conduct, evidence of good tenancy before and after conduct, nature & severity of conviction and the amount of time that has passed since the conviction. Criminal history which indicates that an applicant's tenancy would constitute a direct threat to the health or safety of other individuals or whose tenancy could result in substantial physical damage to the property of the owner or others may result in rejection of the application. 8. No Sex, Assault or Domestic Violence convictions in the past ten years. No Registered Sex Offenders. 9. We do not accept comprehensive reusable tenant screening reports. 10. No smoking/vaping (of any substance) inside the property. Incense, candles or open flames are also prohibited. 11. Identification documents submitted for each applicant (Current State-Issued Photo IDs or a Current Passport are acceptable forms of ID). 12. Applicant must physically reside in the property for which they are applying. 13. Falsifying information on an application will be grounds for immediate rejection of the application. Any material misrepresentations on the Application will be grounds for eviction under RCW 59.18.650.

Mgt goes out of their way to keep you informed and has pleasant surprises in the lobby. A couple of maint on the grounds all day. No loud cars, immature tenants, etc. If a 1br ap is available first floor with the C - C-Trail just feet away..Take in no matter the price, rent it...to die for. The Gym, really nice.
