About this House

1114 E Reeder St, Florence, AL – For Sale by Owner
This updated Florence home offers the perfect blend of charm, modern finishes, and investment potential. With three bedrooms, two bathrooms, and an upstairs 400 sq. ft. bonus area, it’s an ideal starter home or rental just two minutes from Downtown Florence and around the corner from St. Joseph’s Catholic School.
What truly makes this home stand out are the high ceilings, the custom maple kitchen cabinets that extend all the way to the ceiling, and the sparkling white quartz countertops. The new cabinets have customizations like soft close, pan holders, utensil organizers, and a built-in garbage holder.
Every detail has been thoughtfully updated: new Sheetrock, Sherwin-Williams “Pearly White” paint throughout, new trim, modern laminate flooring, and black tile bathroom flooring. A new roof (under 5 years old), a 10-year HVAC system serviced twice per year, and all rooms feature modern light fixtures installed by an electrician.
The upstairs bonus room, though not vented, adds about 400 sq. ft. of flexible space for a studio, playroom, or office. The electrical outlet is equipped for a window unit. The paneling has not been finished out, but the materials have been purchased and will be included with the home.
There’s also a large attic for storage and a clean partial basement with concrete flooring—perfect for easy access to work under the house if needed. The basement has a lot of room for storage or workspace too.
Outside, the adorable curb appeal has been freshly enhanced with a professional pressure wash of the house and driveway. A covered carport, paver pad, and drive-through driveway with an accessibility ramp at the back provide convenience and plenty of parking.
For investors, this property has already proven its income potential. As a short-term rental, conservative projections estimate annual gross revenue around $23,000–$25,000 with proper management. Florence continues to grow as an attractive STR market, offering steady occupancy and healthy nightly rates. AirDNA ranks Florence 93/100!
The location is another highlight—minutes from downtown, close to schools, shopping, dining, parks, and cultural amenities. Neighbors in this area are long-term homeowners, adding stability and charm to the community.

"nothing really spectacular. There are lots of parks in the area. even more fast food. the tornado sirens work. people are ok."
  • Karen
"Moved from a large state and big city to live in a family oriented down to earth southern town....Florence. I love living here. Houses are reasonably priced, property taxes are better than most cities, schools are good, less traffic, lots of history, beautiful scenery and parks. Florence doesn't offer everything the big cities do. But one can make a day or weekend get away to places like Huntsville, Birmingham, Nashville and many other heavily populated areas. I find living here a lot more relaxing and less stressful. "
  • Trulia User
"Working from home since COVID. So I don’t commute to work, but shopping is a short drive away, along with many options for schools. "
  • Cheri G.
"We don’t really have community events but we’re close to Florence High School and several churches in walking distance. "
  • Brianna G.
"There are many potentially dangerous lose dogs. Generally friendly community, if a dog was lost and found the owner is almost always called. "
  • Krystalin_hamer
"great city to live in! only reason we are leaving is to start a homestead outside of city limits! always feel safe and have a good relationship with our neighbors "
  • Umelty
"Mostly city driving in Florence. After crossing the river it gets slower paced and more town like. "
  • Emma
"They would like the cute neighborhoods and wouldn’t like the busy main streets and Alabama summer heat"
  • Trulia User
"Yes, it is a great neighborhood for families and their pets. Pets can be walked and kids can play. Neighbors are friendly. Yet, people do not bother you. The area is quiet and peaceful. "
  • Brookannlane98
"my neighborhood is trashed out and no one cares to help keep it cleaned up. .................... in my honest opinion, this is a terrible area ."

"There are not any sidewalks or parks.................................................................."

"This home is located in a secluded area of the county that is private and quite. Shopping is mostly done in the Shoals area. Food, pharmacy and hardware, etc. are only 7 miles away."
  • emily
"This neighborhood is amazing! I love it. this is a great neighborhood for children.. this is also good for pets and runners. there are a lot of kids in this neighborhood. There is also a neighborhood pool and park. this neighborhood is older so some of the houses won't be updated that are for sale. most of the houses seem to be updated well! The back yards are big. But the thing I love most about this neighborhood ids that there are kids everywhere. I come from a small town but this school system is great i like it a lot. This neighborhood has charm.. there are tons of trees and plant life. If I could use one word for this neighborhood it would be amazing."
