Some Basic Lease Agreement Terms Tenant Responsibilities and Conditions:

Utility Payments:
The tenant is responsible for the timely and full payment of all utilities, including but not limited to water, electricity, gas, trash, internet, and any other services requested by the tenant. Tenant agrees to keep utilities in their name.

Parking and Vehicle Registration:
The tenant is entitled to park up to two vehicles in the designated garage space(s). These vehicles must be registered with the property management/HOA (Homeowners' Association). Any additional vehicle(s) beyond the two must be approved by the HOA and registered with the HOA and will be required to park outside the garage, in designated parking areas by HOA.

Vehicle Registration: The tenant must provide the make, model, color, and license plate number of all vehicles to be parked at the property to HOA & Landlord.
HOA Inspections: The HOA reserves the right to inspect and verify that all vehicles parked on the premises are properly registered. Non-compliance with the vehicle registration rules may result in towing at the tenant's expense.

Adherence to HOA Rules:
The tenant agrees to fully comply with all rules and regulations set forth by the Homeowners' Association (HOA). A copy of the HOA's rules will be provided, and it is the tenant's responsibility to familiarize themselves with and adhere to these rules. Failure to comply with the HOA's rules may result in penalties, fines, or termination of the lease.

Pets:
No pets are allowed under any circumstances, unless explicitly approved by the landlord in writing. This includes all animals, regardless of size, type, or breed. Violating this term will result in immediate penalties, including but not limited to fines or possible eviction.

Smoking Policy:
Smoking is strictly prohibited inside the unit or in any common areas of the property. Smoking includes cigarettes, cigars, e-cigarettes, and any other substances that produce smoke. Any violation of this policy may result in a fine, or the landlord may take further action, including the termination of the lease.

Lease Renewal:
After the initial one-year lease term, the lease may be extended at the discretion of the landlord. The landlord reserves the right to either renew the lease or not, based on various factors, including but not limited to tenant performance, market conditions, and the landlord's personal or business decisions. The tenant will be given reasonable notice prior to the end of the lease term regarding whether the lease will be renewed.

Condition of the Property:
The tenant agrees to maintain the property in good condition and immediately notify the landlord of any necessary repairs or damages to the unit. The tenant is responsible for any damage caused by their own actions or negligence and will be required to repair or compensate for damages caused to the property during their tenancy.

Early Termination:
In the event the tenant wishes to terminate the lease early, they must provide written notice of at least 30 days prior to the desired termination date. Early termination may be subject to penalties, including forfeiting the security deposit, paying a portion of the rent for the remainder of the lease term, or other penalties as outlined in the lease agreement.

Security Deposit:
A security deposit will be required at the time of lease signing. The security deposit will be held by the landlord and may be used to cover any damages, unpaid rent, or other outstanding obligations at the end of the lease term. The security deposit, minus any deductions, will be returned to the tenant within the timeframe required by local law.

Landlord Access:
The landlord or their agents reserve the right to enter the unit for inspections, repairs, or other legitimate business purposes, with reasonable notice given to the tenant as required by law. In emergencies, the landlord may enter the unit without prior notice.
