* Few minutes from several beaches; some large; many quietly small
* Long-time owner
* Stable neighborhood with primarily long-time residents
Any (and all) repairs have been done, complete repaint throughout - walls, ceilings, woodwork etc. Thorough cleaning, re-sanding and re-varnish of hardwood floors throughout unit:
* Custom-built, double-pane tip-in Harvey windows installed throughout
* Sunny location
* Place packed with insulation - translation: low utility costs

That said - considerable thought has been given to making full use of every square inch of the place.
* Extensive under living-room storage.
* AND a large in-ceiling storage accessible from upstairs hallway.
This is a complex of
* Longtime residents, many being families with children
* Some owner-occupied.
* Seriously kid-friendly place with room for them to play safely.
* Elementary school across road and down two blocks.
* Older kids must walk farther but, for those in high school, we are on school bus route.
About the unit itself:
* Living area NOT spacious: double duty as living/dining area.
* Fully-applianced kitchen: self-cleaning stove, good-sized fridge, dishwasher and garbage disposal
* Kitchen having a lot more than usual quality cabinetry. Small in area but thoughtfully designed to maximize storage/counter space.
* Only one bathroom - sorry! - but (again) thought given to providing maximum usable space.
* All THREE bedrooms on second floor. Good sized closets
Each building in the complex is TWO condos. However, only one short hallway wall outside the bathroom and one wall of bathroom are "common" - little /no "neighbor-noise" here. When you hear thundering herds above you, they're YOUR thundering herds.
Small, closed-off outside area - garden area indicated above - available ONLY to tenants of this unit. Not put to much use this time of year but quiet (private) haven when you just fancy sitting outside in the fresh air.
Lots of not-usual unit storage: There is
* Small half-basement - with installed washer and dryer. Area is clean and painted.
* Useful inside-outside access half-door and lots of on-the-wall storage.
* Access from half-basement into to huge area that is low - just over five feet - under living area directly above. Area insulated but unheated: usefully provides lots of storage for seasonal items and for tub-stored 'stuff'.
* Another large 'ceiling storage area' accessible from stairs
* Large off-street parking available for resident cars: a major bonus
Property suits very well the needs of
* Young family - place is lead-free. Most of kids in other units came as toddlers: now are fully grown
* Growing family at that stage when having your "own room" is important
* ...and a recent useful element: professionals needing/ could make good use of in-home office.
Pet-friendly
If they're "polite pets" - will obey community rules - they're welcome too.
Let me stress again: ..... we're far more interested in quality of new tenants than in holding out for top dollar. That said, our incurred costs are high too - taxes, water and sewer, insurance, common area utilities, snow removal etc.... and then there is question of quality upkeep .. that that is what you have here will be obvious when you visit place.
Marblehead is not an inexpensive town in which to live. However, even with utilities (NOT included in rent) - we among least expensive place anywhere in Marblehead - and usually less expensive than most advertised 3BR even in surrounding, "less expensive" towns.
How can that be? I've owned these place for a LONG time.
IMPORTANT : Heat/hot water are NOT included in rent.
Heat, hot water and all other power usage averages c, $1800-$2000 a year dependent -- obviously -- on length of showers, amount of washing/dryer usage etc. ... and this is NOT a typo. All outside walls of place are packed with insulation and we have installed double-paned, tip-in, high-grade windows throughout.
Most importantly however, Town of Marblehead is its own Power Company: serving (in very big way) to keep down price.
Rental terms: cost to get into unit - a LOT less than most places
* Of course, there are NO FEEs of any kind: I own & personally manage all my properties
* Security Deposit for every unit I own is set at $1000.00 - payable in full when application accepted. That money placed in interest-bearing account.
* First Month's rent (pro-rated and discounted if appropriate) due in-full at time of occupancy when lease is signed.
* And, finally, most tenants opt for our Last Month's Account system under which, rather than pay at time of occupancy, they can pay over time towards that obligation.
Moving house can be seriously expensive and in these days of sky-rocketing rents and income/job security challenges, we have found these arrangements really help to keep down up-front cash requirements and are a much better fit to most people's actual cash flow.
About Marblehead:
If you're new to the North Shore area, give this option serious thought. This is a great town in which to live and to bring up kids. Huge attraction is the EXCELLENT SCHOOL system
.... with bonus of lots of beaches of all sizes, ready access to ocean, lots of good eateries over range of prices, local (small sized) multi-cinema showing latest offerings and - very important - great sense of Community.
* If you work in Boston, MBTA buses go directly into Haymarket, to Airport etc
Alternatively, drive to Wonderland to pick up T or take Commuter rail from Salem, Swampscott or Lynn.
* Getting to 128 is bit more of challenge but people do it every day.
* If you already live in Marblehead, take advantage of one of least expensive places in town - not because place is run down, but because I've owned them a long time

Let's be very clear and upfront. This condo is NOT palatial - less than 1000 square feet of living space on two floors (all bedrooms are upstairs) with small half-basement. Nor are we in any way grand - NO fireplaces, NO granite counter-tops, NO panoramic views, NO high ceilings NOR having spacious rooms with perfect spot for Grandma's Armoire or your grand piano......BUT- by careful design and thoughtful use of space - we have far more storage than in much larger places.
Bottom line: if a fairly priced
* kid- and pet friendly THREE Bedroom in charming north-shore, ocean-side Town of Marblehead with its excellent schools and quality community life
* OR working from home at least part of the week is on your list of possibles
