DESCRIPTION: Versatile Tract located 4 miles NW of Shallowater, Texas in Shallowater ISD. This tract is situated in a great location on US-84 just 4 miles NW of Shallowater and has approximately 600 ft of highway frontage and a minimum lot depth on east side of over 950' and almost 1350' of depth on west side of tract. Tract is located just north of a local pecan orchard that not only provides great aesthetics and wonderful windbreak from our predominant southwest winds, but also serves as excellent cover and habitat for local wildlife including mule deer. Property is in close proximity to Yellow House Draw which is serves as a natural funnel for wildlife. Just a few minutes from Lubbock and surroundings not exactly common to the area, makes this property one that deserves a serious look! Note: There is currently not a well on this property and acres are estimated on proposed property boundaries, but will be subject to final survey. Property lines on map are for illustration purposes only. TOPOGRAPHY: Fairly Flat with gentle slope to the SW toward Yellowhouse Draw. IMPROVEMENTS: There are currently no improvements on the property. WATER FEATURES: There are currently no water features on the property. FENCING: There is no fencing on the property WILDLIFE, HUNTING AND RECREATION: Area has great habitat for Mule deer with local pecan orchard providing cover and browse. Area is also known for good dove hunting. SOIL: Soils on this tract are fairly common to the area and primarily consists of Posey fine sandy loam, 1 to 3 percent slopes, in most of the NE 2/3's of the tract except for a strip of Estacado clay loam, 0 to 1 percent slopes on the land along the US-84 frontage. The SW part of the property is primarily Arch loam, 0 to 3 percent slopes, but there is also additional Posey fine sandy loam, 1 to 3 percent slopes located in the SW corner. All these soils are classified suitable for grazing and the Posey and Estacado soils are suited for Moderate farming, with the Arch loam soil suited for limited farming. Soils can be prone to erosion if good farming and grazing practices are not utilized. USDA INFO: Unknown, Pending retrieval. TAXES: 2025 TAXES $82.51 (for Entire Tract consisting of approximately 27.7 Acres with exemptions) RESERVATIONS: Owner is not sure of present mineral interests, but with acceptable offer owner will convey all existing interest with no reservations. EASEMENTS: There is a possible water line from Pecan Orchard that crosses the property but owner is not certain of exact location.
