    BUILDABLE LOT in the Alpine Village area of South Fork, CO! Build your dream vacation
    home or year round ranch in the quiet part of Colorado! SELLER FINANCING AVAILABLE!!
    This is a very cool area of mainly empty lots and a few people who have scraped enough
    lots together to build year round or vacation homes. This means there is plenty of nature
    and forest around – enough that both times Ive been there, Ive seen mule deer within 20
    feet of the car.
    Perched on a hill overlooking the Rio Grande River, you have unobstructed panoramic views
    to from the north west to the south south west overlooking South Fork, Sentinel Peak,
    Beaver Mountain, and Del Norte Peak. To the north of Alpine is Rio Grand National Forest –
    plenty of room to get lost for several life times.
    Alpine CO was a heavily subdivided area with each parcel being too small to obtain
    building permits until you have at least 4 contiguous lots. Many people have managed over
    the years as you can see a very loosely built area on Google Maps – now you can be one of
    them too!

    This .74 acre / 32,286 sq ft lot consists of 5 ‘units’ running north – south on the west side of
    the Cactus Rd easement. The official address is 107 Cactus Road. No current utilities or
    wells present on the property.

    Getting to Alpine you have several options if you don’t plan on living there full time. Only 55
    minutes from Pagosa Springs Airport (Best airport I have flown into!) or 3.5 hours from
    Colorado Springs or slightly less from Sante Fe.
    About 10 minutes to South Fork, 30 minutes or so to Wolf Creek ski area – one of the best in
    the area and not too crowded like northing CO. Del Norte is about 30 minutes to the east.
    After getting off of County Rd 15, it’s a hard pack road that is suitable with most vehicles in
    dry conditions. With a rental sedan I was able to get to the rock pile at the end of Shirely Rd
    about 475 feet from the start of the lot.

    - Seller's Notes
    I have a cool story about these lots starting in 1970 when my grandfather bought a few from
    a dare with a coworker. Its been a two lifetime journeys to purchase other lots to combine
    them for a buildable lot.
    My vision was to disturb as little of the area as possible and dig a walk out basement
    viewing the southwest and bringing the exfill to level with the top of the foundation and then
    build a small two story house with tons of windows on top. This would give you three
    livable floors while still keeping the foundation / site prep work low to save costs and blend
    more in with the surroundings. The surrounding environment would suit a vacation home
    well as you don’t have to worry about cutting the grass, beating back overgrowth, or
    hurricanes!
    “Why sell it then?” – I simply have too many real estate projects for one guy to manage. I
    am on the east coast and though this is still a dream to have a mountain house, I am not in
    the spot to bring it forward yet. I have other lots that I am still trying to piece together so by
    the time that happens, I should be in a better spot.
