Description

Spacious 2,500 sqft home with tile, carpet, and plank flooring. The back of the house has a covered patio. Easy walking to public transit and a great neighborhood. Two grocery stores and convenience stores within one mile distance. Located in a great school district.

Property will be leased in its current AS-IS condition. Minimum lease term: 1 year. Preference given to a lease term of 2 or more years. Lessee is responsible for all utilities: water, sewer, sanitation services, gas, and electricity. Lessee is also responsible for any tv, cable, internet, and phone services and pest control services. First month's rent and security deposit due at signing. No smoking allowed. Up to two pets allowed.

Lessee's other responsibilities include: mowing the yard, trimming bushes and trees around the house and along fences and boundary lines, watering the yard in dry months, cleaning gutters at least 4 times a year by removing plant debris like leaves, raking and disposing of tree leaves, security alarm services, periodically changing or cleaning HVAC filters, properly maintaining all appliances and mechanical systems. Any other responsibilities may be disclosed later.

The Landlord or property manager may, after giving advance notice, visit from time to time such as on a monthly basis to inspect the property. Also, the property owner reserves the right to reduce the back yard size.

After the first initial lease term, rent is subject to increase annually.

Application Process and Tenant Selection Criteria
If you are seriously interested in leasing the property, please complete a rental application. All applicants 18 years of age or older will be screened and will be charged a non-refundable application fee. We follow these guidelines:
Applicant has
-a valid form of government issued photo ID and social security number;
-a fair credit score of at least 650 or above;
-a stable, steady, and consistent employment, income, and rental history for the past 2 years;
-a reasonable debt that the applicant is committed to paying timely which is shown by the credit report. The debt-to-income (DTI) ratio should be a maximum of 45%. The landlord may make a rare exception for DTI level between 45% and 50% contingent upon other additional requirements such as proof of enough liquidity.
-truthfully and accurately completed the lease application.

The leased premises are to be occupied and used strictly as a private, single-family residential dwelling only. No commercial, retail, manufacturing, or business operations requiring regular customer foot traffic, inventory storage, or public signage are permitted on the property.

Subleasing and Occupancy Restrictions: The residential lease agreement is a static contract between the Landlord and the specific, fully screened adult applicants approved during the initial underwriting process. Subleasing, short-term transient rentals (including but not limited to Airbnb and VRBO), assignments, and "roommate swapping" are strictly prohibited.

No unapproved individual may occupy or reside in the property without first completing a full rental application, paying the non-refundable screening fee, and successfully meeting all established Tenant Selection Criteria. Any change in household composition or unauthorized occupants constitutes a material breach of the lease agreement and grounds for immediate lease termination.

Income Verification: Total verifiable gross monthly income must equal a minimum of three (3) times the monthly rent. For households with multiple adult occupants who are not legally married, each individual income-earning applicant must independently meet the full three (3) times monthly rent requirement on their own personal, verifiable income. Incomes from unrelated adult occupants will not be combined or pooled to meet the minimum income threshold.

Income Exceptions: The individual income requirement applies strictly to independent, non-dependent adult applicants. Adult occupants who are legally documented as dependents on another household member's tax returns, or minor children under the age of 18, are exempt from independent income verification.

Lease Execution and Liability: All occupying adults aged 18 and older must be listed as co-applicants, undergo full credit and background screening, and execute the residential lease agreement as co-tenants. All signers to the lease will be bound under Joint and Several Liability. This means every individual occupant is 100% legally and financially responsible for the full monthly rent amount, utility balances, and any property damages, regardless of any internal agreements or individual rent-splitting arrangements between occupants.

Our screening process evaluates criminal history. Applications may be denied for convictions involving violence, property damage, theft, arson, or drug manufacturing/ distribution. Applicants with a history of convictions that threaten the health, safety, or peaceful enjoyment of the community will be denied.

If you do not meet the selection criteria, or if you provide inaccurate or incomplete or information, your application may be rejected and your application fee will not be refunded.

Written proof or documentation is required to support and verify the information above. To verify income, copies of two pay stubs, the most recent one for the current year and another one from the end of the previous year, will be requested. Copies of Form W-2 or US income tax return Form 1040 are also acceptable. Employment and Rental History Verification forms may also have to be completed.

All rental applications are subject to approval. Our decision will be based on whether the applicants meet our tenant selection criteria as attached and our guidelines as listed above. Upon receipt of all your completed forms, we aim to form a lease decision within 7 days or earlier. We may follow up with a phone interview if we have any additional questions. All else being equal, the lease will be offered on a first come first serve basis.

If an application has been approved, a total amount equal to first months' rent and security deposit are due on lease signing. The last month's may be requested to be paid within the first six months of the lease if not all of the tenant selection criteria can be met.
