Description

We're selling this as an investment property with a lease in tact. The lease is signed till July 31, 2023 and the tenants are interested in resigning, or you can do as you please when the time comes. Gross income is $1,505/month with a base rent of $1,350/month. If you're interested in getting eyes on the lease just reach out and I'll send some other documents as well.

Townhouse was remodeled in 2020. New paint, laminate flooring, tile, toilets, trim, casing, closet mill work, light switches, outlets, covers, blinds, ceiling fans, light fixtures, door hardware, towel bars, TP holders, and painted cabinets. All kitchen appliances are included in the sale, as well as the front load washer and dryer.

Housing is pretty scarce in Craig, we had loads of inquiries and applications when we had it on the market. Rent is pretty close to going rate, maybe a couple hundred left on the table. Property taxes were $550 for 2021 and our insurance with one time assessment coverage is $49/month.

We will have a lock box on the door, if you want to walk it we will have to schedule a time with our tenants. If you have representation outside of a realtor and can save us 3% we would be willing to give a $3k credit to our asking price. Our attorney will be drafting up documents on our end.
