Lots of kids and minimal traffic since it the neighborhood is not a cut through to anywhere. 2-3 miles to major shopping areas. 10 minutes to Corning and Elmira. Lots of recreation/entertainment in the area. Proximity to highways, easy to get on and off. Higher education opportunities close by with CCC and Elmira College. Good public and private schools nearby as well. A lot of athletic fields in the community for recreation opportunities and public use. "
