The exterior walls are poured in place concrete into insulated concrete forms. The interior walls are metal framing! The polysterene poured concrete has an insulation value of r24. They are constructed to withstand gusts of wind up to 180 miles an hour according to the builder. The house has a 1 car garage of which one of the stalls has been turned into an office with air conditioning. Exterior wall construction: Reward polystyrene block poured solid for structural strength. The home has a 2.5 ton a/c unit that was installed in 2018 to update to new codes. versus a three ton a/c unit for this size of home. This is due to the R-28 insulation value of the walls and the thermal mass of the concrete in the walls. The walls are poured concrete over the entire wall cavity except for the doors and windows. Basically, it saves the homeowner money on a monthly basis because the home stays cooler during the summer and warmer during the winter. Ceiling insulation: R-30. Windows: Bronze tinting to reduce heat gain. Separate water meter. Separate irrigation meter for irrigation system. Interior walls: metal framing, which results in no termites due to no food source! Exterior siding: Cement and fiberglass lap siding, and plastic trim board. No Rot!
