Tenant Criteria
1. Proof of combined gross income of applicants must be at least 3x the rent. Minimum 3 year verifiable employment history may be required. Self employed applicants to provide previous 2 years tax returns. Other income sources must be verifiable with bank statements.
2. Credit scores must be above 625. Credit history must not contain evictions, foreclosures, collections, or late pays, bankruptcies or judgments for landlords regarding rent or property damage.
3. No evictions or criminal records, no unpaid utilities, insufficient funds, late pays or collections on rental history, or utility collection records. Verifiable rental history must be with an unbiased landlord (i.e. not a family member). Any outstanding debt to a prior landlord or past due child support may result in a denial of your application.
4. Each Applicant above the age of 18 will require an application to be filled out completely; non- refundable application fee of $45 per applicant. Copy of a valid Driver's License or other government issued photo ID for each application must be provided, along with fully completed TXR Lease Application and Signed Tenant Criteria.
5. Breed and weight restrictions apply for pets. No aggressive/mix breeds. Each pet must be less than 35 lbs. Owner reserves the right to deny any dog. All pets are subject to an individual deposit and pet fee. Each pet requires a photograph to be submitted with the Application. There is a $400 per pet deposit, and a $300 per pet fee which is non-refundable. Maximum of 2 pets.
6. Electronic payments are required for the security deposit and monthly rent.
7. Automatic denial of applicant: Anyone having been evicted by a prior landlord, any conviction for criminal activity by any household member, falsification of any information or misleading information provided on the application or omission of a material fact, invalid SSN, failure to pay Application fees, combined income level that doesn't meet the minimum requirements. Any
crime involving violence, illegal drugs, firearms, theft, destruction of property, involving a minor or sexual in nature will cause automatic denial.
8. Smoking is not allowed inside any of the property, including the garage. No exceptions.
9. If approved and Lease is executed, Applicant(s) understands and agrees they are required to maintain a Renters general liability insurance policy with minimum limits of $100,000 per occurrence. A copy of the insurance policy must be supplied to Landlord within 7 days of Lease Start Date. This insurance policy must stay in effect as long as the Tenant(s) occupy the property.
10. This property is leased in the as viewed condition. Interested parties should personally view the property prior to applying. Landlord makes no express or implied warranties as to the property's condition. If the applicant does not view the property in person prior to signing the lease, they understand they will be taking the property in an AS-IS condition. If an applicant wants something to be considered this should be requested prior to submitting an application.
11. The application process can take 48-96 hours. If any part of the application is not provided or cannot be verified within 3 business days from the date the application was submitted, the Applicant(s) may be denied and any application fees already paid will not be refunded.
12. If Applications are approved, Applicants will be notified and asked to deliver the deposit within 48 hours of approval. The property remains on the market until security deposit is deposited and an executed lease is in place.
Additional Lease Terms
1. No smoking by Tenants or guests inside home, or within 10' of any door including the garage.
2. Furniture shall require felt pads to be installed on legs/surfaces to avoid scratches on any wood floors.
3. When this lease ends, Tenant will surrender the Property in the same condition as when received, normal wear and tear expected. Tenant agrees that upon complete move-out, Landlord will retain funds from any fees and deposits to professionally clean floors and professionally deep clean the entire interior of the home.
4. No painting of any room is permitted unless written permission is given by Landlord. Any holes in the drywall for mounting any accessories/TV's shall require written permission from Landlord. If written permission is given, Tenant must restore drywall and/or paint to original condition at move out or Landlord will retain funds from deposit to repair it to original condition.
5. When this lease ends, Tenant will surrender the Property in a clean condition free of all trash, debris and personal property. Landlord will retain funds from any fees and deposits to clean up, remove, dispose and dump any trash, debris or personal items left behind by Tenant.
6. Air filters to be supplied and changed by Tenant at least once a month.
7. Tenant must keep utilities turned on 3 calendar days past termination of lease.
8. Tenant to ensure all external water faucets are covered during freezing temperatures and/or winter weather.
9. Tenants are required to maintain a renters general liability insurance policy with minimum limits of $100,000 per occurrence, to stay in effect as long as the Tenant(s) occupy the property. A copy of renter's insurance policy must be provided to Landlord within 7 days of commencement date of lease.
10. No subletting is allowed.
11. Tenant must keep all pets free from fleas and provide necessary treatments and/or extermination to maintain and keep the Property and all pets free from fleas at Tenant's expense.
12. Tenant must trim/mow the lawn and water the yard regularly and must maintain the back yard and front yard in the same or better condition as provided at the start of the lease. Tenant must inform the landlord if the tree branches come too close to the roof. Tenant must keep the grass trimmed around the house, to keep it away from the stucco weep screed.
13. Landlord will provide maintenance of the following appliances: fridge, cooking range, in-sink garbage disposal and dishwasher using the Home warranty service. Tenant will cover expenses for replacing bulbs in lighting fixtures and garage lights and replacing refrigerator filters periodically.
14. Tenant must maintain Water Softener & Purifier system as instructed by Landlord: "The house is equipped with a water purifier/softener system. It is the large metal cylinder in the garage. There is a tank (referred to as a brine
tank) where salt needs to be added on a regular basis. Any (NaCl based) salt pellets or crystals can be used, they are available at most grocery/hardware stores. It generally costs $5 per bag and I generally add 2 bags at a time."
15. Tenant(s) must follow all HOA rules, guidelines and restrictions.
16. Tenant must maintain Fan/Light remote controllers provided in bedrooms. In case of lost/damaged controllers, tenant must provide a $25 replacement charge per controller.
17. Tenant must not store anything in the attic.
18. Tenant must periodically test all installed smoke detectors and promptly inform if any malfunction is found.
19. If the tenant chooses to avail the Bluetooth Kevo lock and Ring doorbell service, the tenant agrees to bear the related subscription/maintenance costs.
20. Tenant must take care of provided user manuals for home appliances (Fridge, Ring Doorbell, Sprinkler, Dishwasher, Thermostat, etc.) and leave them in the same condition upon complete move-out.
21. Tenant must inform about (and save) mail addressed to landlord.
