Bathroom is newly renovated with new floor and ceiling, a new vanity, good ventilation and lighting, and a full bathtub. There are three additional rooms, so it could be used as a three bedroom, or a two bedroom with a separate dining room. Note that the back corner bedroom is only accessible either through the other bedroom or through the would-be dining room (or from outside, where there are newly built stairs).

Owner pays for municipal water/sewer. Tenant is responsible for heating fuel and electricity (we've negotiated a favorable rate with MW Sewall).

No smoking in the house, including cannabis. Smoking on the porch is fine. Spayed/neutered cats are welcome as are dogs with a fee of $25/month each (two maximum). Driveway is plowed in storms of more than 3". Four wheel drive vehicle and/or snow tires recommended.
