The property has a history of growing general field crops (forages like Bermuda Grass Hay and Alfalfa Hay), and the property is good enough that it can grow some produce crops like Broccoli, Sweet Corn and perhaps some Sweet Onions. The soils are also great for producing Bermuda Grass Seed, Alfalfa Seed and Onion Seed. There is tile ranging from 59" to 74" across the ranch. There is a cement ditch that is in average condition, and the ranch has been laser leveled in the past. This property needs to be purchased with the adjacent property to the south (South Date Canal, Gate 4A, containing 38 acres).
