    Description

Property in Salmon Idaho just off of the Salmon River available. Easy to locate. Lots are on Pheasant Dr, only 2 streets from the river and with Views! Also really close, easy river access as well for fishing! There is a home just across from the lots located at 225 Pheasant Dr that you can always type into google to locate exact location as well as using the plat map provided. I do not live in Salmon, but you are welcome to drive by and take a look at the property and surroundings anytime you wish. Pictures were just taken last week of the property and surrounding areas. To view the pictures on this ad, click "View all" under the gallery picture. The area is clean, streets are accessible year round, and in this particular unit, Utilities including Power and Water have been installed throughout the subdivision, and Septic is used. The last time I checked which was about a year ago, the cost to HOOK UP water and power to the lots are approx. $3000 each. I do not know the cost to run from the street to the lot though, buyer will need to confirm. Water Permit is $200.00. There is no time limit to build, and NO HOA/POA association governing what you build or the size. Our two lots combined total 13,296 sq ft and we are selling both together. Plenty of room to build a home. In order to get a permit to build on these lots, the county requires a minimum of 10,000. Tiny homes and RV's are also permitted. Yearly taxes are under $100.00 each, per year and current. Great opportunity to build yourself a vacation home or cabin, or build to live on permanently. Instant equity on your house because you'll be buying the land for so cheap. Selling by owner, no realtor fee's. Buyer and Seller can split escrow/title fee's, which will only run about $600.00. No liens or encumbrances, and lots are insurable. Salmon Idaho is about 3 hours North of Pocatello, Idaho, 2 hours to Missoula, Montana, 3 hours to Helena, Montana. The actual town of Salmon has all the amenities that you would need including a hospital called Steele Memorial Medical Center. The city of Salmon is approx 30 minutes from this property. Feel free to email or call. No financing available at this time, sorry.

"The neighbors stop by to talk and bring us fresh vegetables from their gardens. Everyone turns out for the local sporting events I. E. Hockey games, school football etc. "

"There are no fences and people let their dogs roam freely. It is not safe to walk your dog in this neighborhood."
    • Carylldesigns
"This community is friendly and very giving, willing to help. There are many family events, costs are kept low and all parks are free."
    • Marie
"This is a Nice community with well spread out homes. Amazing view of the Beaverhead mountains. Minimum property size is 1 acre"

"I have loved living here. The foothills are beautiful year round. The neighbors are welcoming and friendly. Our street has very little traffic so our cats can run across it without danger and our kids can bike all over the place up here. The community is very supportive: people throw benefit dinners and auctions to support people in need and good causes and the whole town shows up. If you keep your eyes open, there are things to be involved with all year. There are beautiful places to hike: my favorite is Gold Bug hot springs which has lovely natural clear pools, butterflies and all kinds of flowers. There are tasty places to eat: my favorite is Last Chance Pizza. There are three natural health stores: my favorite is Herbs of the World. We have a grocery store with a surprisingly large selection and cheaper prices than big city grocery stores, at least for the natural products and fresh vegetables and fruits buy. There are great services for children with disabilities through Human Dynamics and at the schools. There is hunting, fishing, a lake we like to kayak around, a City Pool, parks, and a lot of wonderful churches. I love this area and would recommend it."
