You'll be amazed at the age and size of the timber especially those mature oaks overlooking the lake and beaver pond; their canopies shade-out the understory so you can enjoy vistas showing off interesting topography and wildlife (it's loaded with wild turkey and there's deer scrapes up and down the interior road). The property's geometry is nicely rectangular: the paved Neely Road being the East line, West Point Lake/Corps being the West line and large undeveloped private tracts make up the North and South joining properties. Across Neely Road are the owner and his family's residences. So it's a clean, well-insulated (from rural uncertainties) area where many of the surrounding tracts have building requirements to protect the area's integrity. The same covenants will be placed on this tract by the Seller: house(s) must be 1,800 square feet, no commercial or industrial uses, no mobile homes (covenants included). The property is currently in a low property tax category (CUVA) that limits re-zoning and building densities. It'll come out of that program in the next few years but most owners would want to renew that to keep the property tax benefits. If you've been looking for a recreational property that you and other family members might want to build on, this is it. Stop looking at ones with funny-shaped properties with limited road frontage, little or no timber, wide power or gas line right-of-ways, swamps, privet, kudzu...
