    This gorgeous property is covered with a mixture of pines, magnolias, oaks & more; it is quiet and secluded yet with easy access to Avalon and I-10 and Archie Glover Boat ramp from which you can get to the Bays, Sound and Gulf. This parcel is 2 tenths of a mile from the Moors Subdivision East, which you will see on the East side of Country Lane. The Moors Golf Course, east of Avalon Blvd., was just recently bought mid-2014, and the developer says it is slated for major improvements. See the attached Wetlands Survey. There is a nice uplands area, with about 299 feet along the roadway, on which to build a dwelling and septic system; upland area is an irregular shape with a maximum depth of about 94 feet. County building setback from road is 25'. Per Planning and Zoning, the uplands portion should be plenty to build a home and septic, but buyer should verify based on individual needs by working with Santa Rosa Planning and Zoning at 981-7075 and the Health Department at 983-5275 . Property is ~4.2 acres - lots 12 & 13. A significant amount of this property is designated wetlands. The very nice Archie Glover Boat ramp is less than 3 miles away: from the property go south on Montecito (N. 14th) crossing Del Monte, road turns to the right just before I-10 with launch that is at the end of the road.
