    Description

    Land for sale in Clinton County. Land for sale in Dewitt Township. Not very often does a parcel this size, with as many attributes come up for sale in southern Clinton County, and just a few minutes north of Lansing. This property has been in the same family for about 150 years.

    Totaling 158 acres this property has all kinds of potential uses! There is some woods, some tillable land, and some water. How about your own lake?! There is an approx 32-acre manmade lake made from years of mining gravel. The Remy-Chandler County drain runs in one end of the lake and out the other. There is approx 33 acres of tillable land. The rest of the acreage is woods, ravines and overgrown brush.

    The lake.... formed from the mining of sand and gravel, it stretches approx. a half mile from north to south. It ranges from a shallow 1-2 feet to over 60 feet in some areas. I am told the fishing is quite good. An area on the west side of the lake is mowed and maintained as a family camping spot. Plenty of room for a new house or keep it as a camping area. The rest of the shoreline is undeveloped and ready for you to do what you wish with it. The east side of the lake could have several homes built along it or keep it as is for the wildlife to continue to use.

    The tillable land... all the tillable 33 acres is on the very east end of the property and is currently bringing land rent of $160 per acre by a local farmer. It is currently planted to wheat, and those crops are reserved by the tenant farmer for 2026, unless other arrangements are made prior to new ownership. If not continued to be row crops, this acreage is perfect size for a horse farm, or to pasture cattle.

    The woods and balance of acreage.... the southwest corner of the property is heavily wooded, as is an area in the south center. The rest of the acreage is brushy swales, wooded fencerows, and overgrown brush where gravel mining wasn't finished.

    There are several land divisions available for this property providing development potential. You would want to call Dewitt Township to check on that. It doesn't appear that there is any more aggregate available for mining from my discussions with a couple different companies.

    This property would make an unbelievable multi family playground! Hunting, fishing, atv riding, homesteading, kayaking, farming and the list goes on! Lets go take a walk in the snow to check it out!
